I saw this apartment at newspaper recently by pkns.

Any opinion on this for investment ?

went to the showroom twice, not convinced with the idea of 4 blocks...majority, without balcony..congested..like the condos in selayang and batu caves..BUT, PKNS..well known..and Pakatan Rakyat Selangor wont let their image tarnish by abandoned project..Banjaria is due this MAY..so may be, no delay...maybe

not bad comparable to its price... where is the exact location?

I went to the showroom last few days..
Price... still cheaper a bit if compared to other apartments around the area. Can get a unit facing KLCC by the price RM 200k Plus
Location... Good since link to other hignway / mainroad
Floor Layout.. I think not so good since 3 blocks linked together
Unit Layout... Generally Ok but without balcony

so they still have 200k unit? i tout above that price already...location, just too good..to me, can use DUKE, MRR2, Sri Gombak, Batu Caves...

i think location wise, it is a good property.
especially for those working in KL.
PKNS project wont be abandoned.. guaranteed
for me, the weak point is just it is too congested.. but that area already congested, rite? so, cannot expect more la..
but, how about rental rate there?
for investment, do you all think it can fetch a decent rental rate?

Still got the price RM200k plus (for the time last week when I went there),
actually that was the price after rebate ...

congested?agree..but having PKNS as the developer is not a major risk...but for investment, it is so so la..

218k for 1235sqf consider quite a good bargain for me..

where is the show room? on the site itself?. Btw i was inform that 1 block only have 2 lift is this true, thats a nightmare.

2 lift I dun think sufficient for 18th floors building... Maybe need to consider that... How much is d maintenance fee again?

i dont know bout the maintenance fee..

for me, definitely not enough.
at least 3.
btw, is the 2 lifts including the fireman lift already?
if not, there will be 3 la..

once we get the key for our new house...
what do we have to chck..??

i bought 1 unit blok B2. for stay. latest info. several unit left in B2 and B3. the available units are ground floor and the most top level intermediate ones. they gonna crash down the show room soon. i heard CF gonna get by next year....

so far there is no delay on the project.. as wat the developer said..~~

just to inform you, i went there DECEMBER 2009, they said it will be completed in MAY 2010! the PKNS staff, Sales Agent and few others suring their promotion, now is August 2010, what to expect?

This property currently 80% completed. Will launch for Block A after raya. I heard that pkns will increase the price for Block A but not confirm yet. The location is quite strategic which is located in front of MRR2 and easy access to Duke Highway. I am cimb banker from this Banjaria Court, offering the same rate with Al-Rajhi as well.

Do visit the site before they demolish it. Very nice house and valuable price for such condo in gombak area.

looks like completed oredi...no news on when will they give the keys?

My last conversation with pkns 4 weeks agao said the unit will be handed over in may this year..now doing landscaping and building the guard house..

3 more months to go
i just wanna see the rental around that area

just found this thread & thanks for the update. my wife n i bought this last year, 13th floor, block B the so called "KLCC view" block, and that time the price had already increased. a friend bought PV and Banjaria at the same time last yr said, Banjaria's price per sqf was a bit high compared to PV (at Danau Kota).

Added on June 16, 2011, 9:57 amYesterday (15/6/11) I already raised the issue to the top management Mr. Othman Omar a.k.a Pengurus Besar PKNS. Assist by Mr. Khairul. They will let me know the answer by mon 20/6/11. Issue I have raised are:-

1. CF paper have not yet received by Selayang Council.
2. Maintenance Fee: Should be waived until the key hand over to the community. No doubt 1 year period FREE maintenance is over.
3. No more Delay / Excuses. (Due to staff sick, maternity, half day leave, worse still head department didnot about this matter )

I hope there is a good news before raya.

do we have rebate for the late completion?

I don't think we can rebate yet because S&P states that completion will take 36 months. So, even the early buyers who signed in May 2009, PKNS technically has until May 2012 until VP.

But since the apartment looks completed already, I wonder what is the hold up.

Registered post received from PKNS....they say still in the process to comply the support document from 14 council members. They also says they try to give the key & CF by end of this year 2011. BUT all of you should read back your S & P agreement between you and PKNS. Mine, they says last date to give the key & CF by 01 September 2013. However if we look carefully on their licensed developer for this project. It will be expired soon. Any how...my unit received better negotiotion with them upon this matter.

Who's interested to lease their unit for college rental for student for 3years min? Rm900 p.month secure payment from college, need 30 unit, please reg with me if interested..
