Hi, can we have a thread that allows any one who would like to share new property launches in Klang Valley? Preferably even before the soft launch biggrin.gif

Btw TS is the one south residential or commercial ?

I'm actually looking for a residential unit for my own stay. My budget is about rm 250K.

Kemuning Utama, Shah Alam under Paramount developer...

the Damai Phase 1 soft launch sold around 2 weeks and the owners just signed their S&P this months
the location of Kemuning Utama was good, beside KESAS.
but still there have some minor issues caused buyers no going to buy the houses...

anyway, u prefer dsl, apartment, condo, studio type?
i think quite difficult that u able to find new landed dsl around Klang Valley with RM250k

hmm for me I'm not to particular if its condo or landed but must be new developments... i agree now a day's its hard to find property in Klang valley for Rm250K... but me being me an optimistic person.. i guess i would just have to be patient and keep an eye out for pre-launches..

Well, Kota Kemuning consider an old land as i understood from my friends claimed. I also been looking around with less than RM300K around Klang Valley, not necessary double storey but condo could be a wise buy as it save cost for renovation compare to double storey.

RM4XXk for double storey has been out of budget, and some others concern is totally out of buyers ideal.

there are a few properties that i had come across that is RM 200++ but the sad thing is that they are usually sold out before the official launch ...

how true is their statistic?
I know my group of friend buy from 100k ~ 500k... average is between 200k ~ 250k

yes, 2008 & MAy 2009 is their 1st lanuch and the price within start price RM500k-2.1million

Seem like they're having problems selling Laman Baiduri. Was at a property fair Q3 last year and they're still selling with 5% discount till today?

The main attraction is it's from IJM and more importantly, it's a high rise lake front condo. The major drawback is it's LEASEHOLD.
