Advise you to first count the number of current units in Antah Tower condo, SP1 and SP2, and then add in the number of units you expect them to build in SP3 and SP4.

I believe there are about 1000 units in Sri Putramas 1 and another 1000 units in Sri Putramas 2. For the new condo coming up, its planned for 400 units.

Would this be a good reason not to invest there?

Erm what about the density of the place??Thats like super duper many people ...anyway not bad place la ..my bro got 1 unit there ..bought 2nd from owner ..around 250k kwah ...as for me the density of area freaks me out,with no of cars,people in common area ...but i still prefer condo nevertheless...my bro works in klcc he said traffic is ok ,not good,not bad ... smile.gif good luck

p/s: have quite horrific experience when subletting a unit in pantai hillpark, no parking , park 1km away and walk uphill everyday ...herendous and sweaty ...so i prefer low density condo ...

saw few units for sale last 2 motnhs ago for royal domain....out of 7 units that i saw, 5 of them gt water leaking or tiles pop out problem......Mayland quality, u knw la...but location good la.....

Maintenance fee is RM0.16 per sq feet and sinking fund fee is RM0.04 only.

Royal Domain is a good investment bcos KLMetropolis City (Naza Project) is just a walking distance only.

If anyone here is thinking of investing a very solid condo in the same area, you can consider this:

Antah Tower at only RM350psft! rclxm9.gif

I have 3 Units here:
1) Penthouse (duplex) 3052sqft (5R/5B), topfloor
2) Unit 1500sqft (4R/3B), 18th Floor
3) Lowrise 680sqft (2R/1B)

Compare to the following, it is a great investment.
Putra 2@RM450psft, Putra 3@RM553psft
Once Putra 3 is changing hands....price would sure up for Antah Tower..easily to RM550psft

Changed of management...going to refurbish.

It is a solid building, low density and wide carparks bays.

Yep...it can increase to Rm550psft....because Putra3 is now RM550, once it change hand will up for all the neighbours Putra1/2 and Antah.

last year still can fnd fully renovate unit at high floor 12++ sqf unit with 2 car parks at 480k...now everything above 500k even for bare unit with 1 car park

I'm one of the owner in SP2, was thinking to sell off the unit but eventually reluctant. KL metropolis recently doing quite fast and also having good tenant that paying rent very on time. Very dilemma because thinking of sell this to cash out some cash flow to invest in overseas... hmmm.... any expert here can give some advice when is the best time to dispose off the unit?

This condo very well maintain, except the carpark everything ok. Currently f/f single room easyly to rent between RM600-800, wait until circle line done even better! If u sell it and buy new a property now not easy to get positive cash flow..
