Selling house precedure

Hi, I'm selling a house thru direct buyer, be soon we will be sign in legal office S&P and buyer will need to pay 10% to me, my question is :
1) Do i need to pass the original document to the lawyer/buyer? 2) What item i should bring along? 3) The original grand/title is in the bank (Cause still outstanding some amount), will they contact directly to my loan bank officially? Add. 4) When the buyer apply loan to the bank, it is need seller IC copy for it? this happen to me as the buyer reply the loan has been rejected cause my (seller) ic copy is not clear enough......it is true?

So we have to get a lawyer end of story? Not possible we handle ourself eh. No wonder lawyers are doing pretty well.

Last time I sold my house, I got a lot of headaches because I did not appoint any lawyer, I did all by myself but it was all worth every sen. Get the money 100%, no need to pay to anybody. Process took about 2 months from the day you have the buyer.

Eniey could you tell us the step by step you went through to get your house sold? I believe you probably have saved few thousand, maybe even rm10k without going through lawyers. Did the buyer appoint any lawyers? Also any space for improvements? I got a friend who is a lawyer and is buying a house. He can do all the S&P,etc himself but according to him, some part cannot be presented by himself. It's not allowed. In short, he has to appoint a lawyer other than himself  .

Is lawyer a must for other countries? Then how am_eniey managed without a lawyer?
