tx vince.. yeah, should teh tarik sometimes.. wink.gif

You are most welcome! I will take a 'rain cheque' on your teh tarik offer ...

Anyway, I was not happy until I can see the site progress up closer and thus I went again this afternoon (17th April 2011). Although it is a Sunday today, the site was full of activities and that can only mean the developer is now accelerating the project.

Pictures #10, #11, & #12 showed the T2, and picture #13 showed the carpark between T1 & T2, pictures #14 & #15 showed T4 and the last 2 pictures (ie picture #16 & #17) showed T5. From the pictures, you will notice that T1, T2 & T3 are progressing very fast whereas T4 is still the slowest at ground floor beams while T5 does not seem to be progressing at all for the past 2 weeks. Cheers

Sign S&P on Dec 2009, so 36 months shall be end of 2012 must complete. So hoping to get keys early 2013 lor. But if developer doing full speed. Shall get 3Q next year? Wishful thought!!!
*
You may have signed in Dec 2009 but when was it dated? I too signed mine in Dec but it was dated and stamped in Jan 2010. The delivery date will be 36 months from the date of S&P and not from the date of signing. Cheers.

You are welcome, limyusiong.

When the whole project reaches above 2nd floor, I will not post so regularly as we can then see the additions of each floor much easier from the roadsides. The percentage of completion normally follows the 'S-Curve' (months [x-axis] vs percentage of completion [y-axis]) in that the progress at the 1st 10-20% and the last 90 - 100% is normally the slowest, which are also the concerns of most purchasers due to the apparent lack of progress. Cheers.

Thank you Vincemy for going the extra mile to get those great pictures to us. Isnt it nice to see something different every week, meaning there is real change taking place at the site. By the way, did the workers  ask you questions or prevent you from snapping those pictures? Anyway thanks once again.
*
You are welcome, Befair. Yes, it is nice to see the project progressing really well every week.

I went in & left the site like 'Speedy Gonzales' before the workers realised I was there, haha, just joking. So far, nobody asks or stops me from taking the photos. Actually, I took most of the photos outside the perimeter fence except for some which I took at the main entrance - I wouldn't want to be accused of trespassing and it is also risky to enter without adequate PPE. Cheers!

hey guys, is it ibs
industrialized building system, the building build like a lego

even the water pipes and wiring is assembled that way
confirm very2 hard to install extra plug point
*
I don't see any precast concrete walls or columns that were then fitted together like a lego. It is still early stage of constructions and so far only the main structural frames and load-bearing walls up to 1st floor (for T1, T2 & T3) had been erected. As far as I can see, the load-bearing walls were all cast-in-situ and not pre-fabricated. Pre-fabricated columns and walls would have some problems on joints and poor fittings. It may however still be an IBS but more of a hybrid IBS one in which other IBS components such as interlocking precast concrete blocks, pre-fabricated steel & timber roof trusses, drywalls and even bathroom pods may later be used. I am just speculating the aforesaid and anyway I don't think IBS is in anyway inferior to other methods of construction (if done properly and under close supervision). So don't worry about IBS. But you are right - we will find it very very hard to install extra plug points or conceal pipes (for aircon and water) and electrical wiring. Cheers

Today (23rd April 2011) I snapped some pictures from the usual locations (behind Petronas, main entrance and Pangsapuri Damai Senja) and included a new location behind the row of shop houses along Jalan PJS 1/50.

I am pleasantly surprised that the progress of T4 has actually reached 2nd floor and the 1st floor curtain/partition walls of T3 had been erected. I am now not sure about those pictures which I said in my previous posts that T4 & T5 were slow. I stand corrected. Cheers.

*
Brianchinh, you are welcome. Yes, the photos #21, 22 & 23 are showing the T4, T3 and the cark park in between. I took those last few photos from behind those new shophouses (which you can see from photo #16).

You are welcome, ethan99. Believe you me, I am more than happy to share the joy of seeing how well the project has been developing. We can practically see how fast the project has been progressing since end January 2011 when they finished the piling. I too am confident that they will finished the project and can hand over vacant possession in time .... and the beauty is .... todate they are still using own funds for the construction. Cheers.

Thx again bro vince. Considering the bad weather that we're having around that area for the past few days, it is surprising to see that they still manage to come up with a good progress. Keep up the good work!

You are welcome, Awiekupo, a picture is worth a thousand words. Frankly I look forward to visiting the site every weekend just to see the progress and also it is very heartening to see significant changes every week. Cheers.

Attached are some photos taken today (15th May 2011), The project is going on smoothly and despite being a Sunday it is business (ie., work) as usual.

Henceforth, I will only do monthly updates on the progress. Cheers.

Did reliaze the unit build look very low quality?? wall very thin workmanship not up to standard???
*
The walls appear thin due to optical illusion. I actually did measure the thickness of the wall a couple of weeks ago and it is 13 cm (or about 5.1 in) thick. Between brick and mortar wall or reinforced concrete wall of the same thickness, I would prefer the latter anytime for durability. Cheers.

I am a buyer of 1120 and am renting near the project and find the above ridiculous! Not only from the squatters but the tindakan of the MB.

What kind of gov is this? You mean that if the Developer who is the owner of the land do evict squatters, the menteri besar can penalise the developer by taking lands away from them??? Where is the law on this? Isn;t this abuse of power? Also he is the one who issued the stop work order as well.

I find that the MB is making this a personal attack against the developer when the developer went ahead to evict the squatters. Maybe no more facelah.

But at the end of the day, who will be victims of this? The buyers of 1120 park avenue.

I think that all buyers must stand up against the MB and tell him - no more nonsense!!!
He cannot count: 1120 voters against 2 voters. Is he a politician???

People always make issue that the Developer is wrong. In this case, I do not see what they have done wrong. I heard that offers were made to the squatters and yet they are choosy and reject all offers. Beggars cannot be choosers. How long have they stayed there rent free while all of us pay for quit rent and assessment?
Well Written!! Exactly my thoughts.

What is the social welfare department doing? Should they not help the disabled squatter on humanitarian ground?
