Deric, forget about it. Graneon will be the boss here. He will contribute the most to the 1120PA for sure.

Graneon, mind you show some of your plan on how to contribute to the community?

When offer letter is coming out (took a lil bit more than 2 week) it is already january
they put offer letter date at 31-dec-2010, i like it icon_idea.gif

the easiest to get answer upon approval
easier approval

and quite short (shortest is sc) locking period as well - which is 2 years after delivery

yes, it is 5 mins from 1120PA. map for ur reference could be found at http://www.iproperty.com.my/propertylistin..._2_Shop_ForSale

besides, another hypermarket - Checkers Hypermarket is also available at Jalan Seri Sentosa 8 at Seri Sentosa which take most probably another 5 mins from 1120PA. Its address could be found at http://www.mysearch.com.my/company/Entertainment/Supermarket

QUOTE(siupizza @ Jan 25 2010, 11:45 AM)
Do you guys buy for staying or investment? As the thread before, It has clearly stated the pros and cons. The promotion given is really good but considering the disadvantage then it comes to be logic. The only makes me worry a lot is the developer which having bad reputation.

i/Are you guys feel safe?

ii/By given the cons of ex-mining, bad smell, low cost surrounding, shop houses empty up to a year. Do all these affect the property value after it completes?
First time buying a property, i just want to be extra careful.

Appreciates any comments and info. Thanks

sales current status
as my personal opinion says, not so impressive

for buy buy buy, 50/50%
nothing to pay for interest, look like other project have something like this too
except the 7.5% price rebate

if this is true, then our buying price is actually 7.5% discounted
still a good buy for some of us

when it is under construction, you deserve to be cautious
just dont be too cautious you will miss all opportunity

phase 2 selling not as fast as we all expect, you still have time to think about it

Saw 1 lawyer, ready to arrange SnP signing today

The problem is now I am trying to get Islamic Loan for this promotional scheme, is it possible. Trying so hard with PBB, I am waiting for their answers.

Can any buyer line out which one need to pay on top of the price
legal fee, so and so... which one can be included into the installment, which one don't

I know Legal Fees disbursement to Solicitor RM300 recommended paid by cash, does that mean cannot be included in the installment
2 parts

1 - loan agreement

MRTA which is compulsory
(not remember clearly, need to open my book again)

2 - SnP agreement

mind to add
By the way, these projects developed by Peter Holdings, maybe informative, SA of peter also came from Ipoh Branch

PJS1
Shoptlot - 74 Shop Office
Damai Senja
Low Cost
Papillion, Taman Desa [ under construction ]
Bukit Tenaga

i maybe misspell

check these project if you can find anything

So many people asked about this
so i will help you guys with below guideline

you will need

(a) Original copy

SnP original (your copy is fine - mine Certify True Copy)

DMC original (your copy is fine - mine Certify True Copy)

your IC original

loan offer letter (not loan agreement) original (make sure you have signed it, your copy is fine (customer copy))

(b) Photostate copy

Bank Book which have three detail
1- your full name
2- your ic number
3- you account number
i lost my book, so get confirmation account number from your bank
normally a letter with computer printed information
make sure there are no PnC info included like your account balance, because they have new policy about this, so don't use account statement

SnP copy all printed page including front page

DMC copy all printed page including front page

ic photocopy(front located on the top, back at the bottom)
loan offer letter (not loan agreement) photocopy (make sure you have signed it, your copy is fine (customer copy))

p/s: i tried 3 times
form, you only need to put pengkreditan terus,
bank number, account number
and withdrawal amount - check with kwsp statement
if you have i-account, you will have kelayakan pengeluaran amount

put in your name in pembeli no 1
put ic number and other detail for pembeli 1 too

nombor rujukan loan offer letter
put it all, refer to loan approved
include amendment letter if available

approved loan amount put principal amount only without legal fees amount if your zmc/zec package which included (90%)

Been to wisma peters yesterday. Still left quite a number of units there but mostly facing west. I think they should really give some freebies to the unit facing west.

not all people will agree like what you think
so as a responsible developer, should not change any offering
