 Only RM200~330k budget, Dreaming of getting a own house

I am 30 bachelor from Kedah working in PJ/KL Areas since 8 Years ago.

I notice it is time for me to get a shell for myself and slowly settled down.
Meanwhile I still restructuring my credit facility towards this purchase.

Is it visible for me to get a house located in either Kota Kemuning/Bkt Rimau/Berjaya Park Areas/Cheras Selatan/Sg long area. or Just getting a service apartment in either subang/Puchong Areas. Which one is safer bet?

My colic ideas is getting the landed house instead (by topping up some budget) renovated it in one go. to avoid second purchase (upgrading) in the coming 3~5 year times (After married - May be ). I am comfusing between the house & Apartment.

Of course, I am prefer for cheaper / lesser commitment as possible. smile.gif

How do you find about my situations?

If u want to pay less to get a house either it will be in a downtown area with all kind of "chap" people and surrounded by factory workers as tenant or you pay higher price for a better neighbourhood. Do bear this in mind if you buy a cheap property in a less "wong" area, it migh cause you headache like house break-in and high crime rate and also you property will either drop in property value in the future or stay stagnant for a long time until some project come along and develop your place then u only see increase in property value.

In Kota Kemuning there are house for sale around RM330k still available but its not guarded & gated.

Thanks. It will be for the own stay purpose. Later is aim for capital appreciation in stead of rental income. Tot of getting start of my first step correct in property buying, yet to think of investment.

Whether its for own stay or rental, when u purchase for your own its already an investment so better do it correctly for the 1st time rather than doing it again but it won't be cheap at all for this kind of mistake. So good luck. Remember to survey the surounding area before u purchase your property, it can tell you a lot of stories and reason for the property low price. Its always about location when come to property. so be very careful.

I bought a service apartment for 260k around kinrara, plan to stay there while rent a room out until I have a family. Then I will sell the apartment away (obviously provided there is nett profit by selling it), and use the money to buy a landed property.

PS: I know the profit is higher if you keep renting the apartment compared to selling it off, however i don't think i hav the ability to finance both apartment and landed property.

My opinion is:

Getting an apartment/condo quite a burden.
Reason being is you need to pay extra on facility but u dint using it and also parking fees if u have 2 or more car in future. But if you concern about safety, definitely is high-rise residence.

For your budget, you can get 240k double storey 20x70 freehold in berjaya park. but security wise you have to consider it.

Bukit Rimau more better because it's spacious house 24x80 freehold too. around 300k.

If you want safety but landed, you can look for KU 1st phase, around 360k. G&G.

Puchong is not recommended for me because the traffic and toll issue.

Toll wise once u live long enough in certain area you will know which road to avoid toll, while the question of traffic cannot be avoid, kl is a land of traffic jam unless u are SOHO. Then no traffic jam to beat and no need to pay toll when u goto work.

Problem is Puchong toll hard to escape or not worth to escape.
His working place is KL/PJ, so 1st is paying toll to Sunway when you need to queue to pay and paid to queue.
2nd is Sungai Besi highway, still ok, but if stay deep inside puchong, still need quite some time to reach that highway.
3rd jalan puchong to OKR, worst, queue all the way.

Subang Jaya and Shah Alam is toll-free area. Kesas/NKVE/Elite/NPE/ is an extra benefit which really can help to skip traffic if willing to pay toll.

I keep reminds myself for extra careful towards the decision on this expense purchase, as I can't afford to make some silly mistake out of it.

Trying to figure out the most strategic location for my very first house purchase/investment. Trying to locate the most "secure against those break-in" location that suites my budget.

On other hands, I still need to prepare 15% for some basic renovation.

It is a big bill for me.

You're a bachelor right? Think of the place you're buying as a shell + investment until you start a family, baru buy your "real" shell.

You can spot kota kemuning area which i was hunting a landed property that area. KK price still not that high because that area still under developing stage. Future, i heard there will be carrffour and colombia hospital....At budget of 300k to 350k you still can get 20x70 & guarded house.

this is my experience...
start work, lives with my sister's family
1st year working, bought a rm90k++ gated n guarded apt (rm480++ installment /mo) even if i am renting the amt paid will be the same, around RM300 - 500 / mo

5th year, bought a 2 storey g&g linked house, fr developer, rm300k++.
stayed in the apt, until the linked house ready for me.

move into the linked house, pay rm 1.2k++ installment /mo
refinanced the apt, got rm20k excess, installment is lesser, as the interest is lower now.. at rm450 / mo. rent out the apt rm700 / mo. got the bank installment n the maintenance for both houses covered by my apt tenant..

i m very happy..

I used to stay in OUG,Taman Desa, Puchong & Sri Hartamas, I think OKR & Puchong traffic are not really that worst, it depend on when you ply the road. Morning rush hour usually before 6.30am, the traffic is smooth from Puchong Bandar Puteri all the way pass by OKR and Mid Valley even up to Pudu and Bukit Bintang Triangle area. In fact this is the route I m using every morning. Usually I will use the OKR to go to KL, no need to pay for toll. While going to Subang Jaya or Mutiara Damansara have to pay for one toll i think, but the traffic i call it normal and bearable. But from Shah Alam to Klang I think still need to pay toll.

this example enlighted me as what my senior/vendors opinions. they always remind better start to get one house first, and normally the paid seldom catch up the property appreciation rate.

Therefore, I am decide to have one myself.

I think if you are buying for your own stay, the house price should not be too high. Maybe budget around Rm230k would do. I mean your life can either go single or married but for the moment, having a house would mean saving on rent. Sure there is house loan to pay but at least you are paying yourself now.

For RM230k, try to find some places near your workplaces provided you intend to stay long long time with your company. Else, buying in PJ is a good idea. Away from many tolls and convinient to many facilities.

In the future when u get married, then you can re-evaluate your house location again.

My suggestion would be:

1. Do not worry about first house because you are NOT going to just own one house in your life.
2. Stay close to your work, save time, toll and patrol, spend the saving with your GF and family.
3. Get a working life partner, you will pay off your first house in 5-8 yrs. I took a 15 yr loan and paid off in 5 yrs.
4. Don't worry be happy. House is ever a burden in Malaysia compare to Singapore and HK. Compare to cars, house is still cheap in Malaysia. Some people are parking their "Semi-D" on the road side. Putting your money in property for own stay can never be wrong.

Thanks for the above opinion.

I am work as IT system Engineer who focus on network infrastructure. In Kedah/ Prai, I hardly come across such job oppurtunity for myself. During the weekend, I usually helps in my friends company which located in BKT Raja (Shah Alam), Cheras (Tesco Extra Area), & KLCC.

I'll remind myself on not making rush decision on this purchase.

for the ideas of "No spending too much for own stay house", is it tangible for staying in Kota Damansara/Berjaya Park Areas or getting apartment in SS2/PJ/Old Klang Road Areas, if I cost in the travelling efforst.

Pretty complicated on evaluating the options. smile.gif (But i enjoying, coz i am in the status of chosing a place for my own)

why not try at bandar mahkota.. landed property at low price.. so called... up to 240k.. monthly inst will be 1.0-1.5k thumbup.gif

earlier even me was looking for apart/condo .. but after add that and this + instalment.. cost me about 1.3k.. ivo better go for landed property,.. more convenient.. but SS2 quite ok.. just the price will be high. hmm.gif
