I think if you are buying for your own stay, the house price should not be too high. Maybe budget around Rm230k would do. I mean your life can either go single or married but for the moment, having a house would mean saving on rent. Sure there is house loan to pay but at least you are paying yourself now.

For RM230k, try to find some places near your workplaces provided you intend to stay long long time with your company. Else, buying in PJ is a good idea. Away from many tolls and convinient to many facilities.

In the future when u get married, then you can re-evaluate your house location again.
