We are trying hard to finally hire the security on our own as soon as possible now. You may have better luck with SD but I made a conclusion already. SD only know how to build houses and make lots money out of it, and if there is nothing stated in B&W that they would provide security, then I think you should not be hoping much, or at least be prepared to work really hard.

And some guards even said they are hired to guard SD properties (unsold units) and not the residents' smile.gif . And to me, if SD can't even provide decent security guards for us, we can forget about asking them to do fencing around our neighbourhood, which also has single entry/exit point.

I have more to say, but that's all for now.

p/s: I saw in news that KJ RA  can even blocked/delayed an approved developer project for PKNS football field beside LDP. Now become big issue (put aside the political gimmick for a while) even MB are force to give statement on that now. But have to admit KJ people are old/matured resident who have live long enough to have a very strong RA. Nevertheless thats my point. Bro RFM, since you are the current residents, maybe you can propose in the next DARA meeting to include future owner like us. Verification can be thru SnP,booking slip..etc. Im very interested to join. We should bombard SD office with all request for better facilities/security. thumbup.gif

Yes, definitely we can get fencing done with RA, through MBSA (or some other bodies, I'm not very sure, we are currently looking into this) but that would be from the residents effort and not much from the developer. That's what I believe SD want, built houses, make a lot of money and leave the rest to the residents. This process takes time, in the meantime, residents have sleepless nights, worrying that some people might try to get in the house through the roofs. Call me pessimist but that's what I think smile.gif .

I read somewhere that some developer already get the buyers to sign forms to agree to have their area to be gated even during sales. How come SD didn't come up with that? Oh...even without that, their houses are selling like goreng pisang, no wonder la doh.gif

And yes, DARA is relatively new and has done a lot. It may take a long time to have a strong RA. BTW, I will try to talk to DARA AJK about including new owners. Last time, I went direct to one of them to get myself registered.

I was fully aware of this when I bought the house, but in the brochure SD also stated "24 hour security". I believed just to inject the feel good
factor to potential buyers rclxms.gif . But is not it frustrating when they actually hire guards that said they only guard SD properties and not the residents'?

Safe in the sense that no joggers knocked down by cars along the denai, but still it lets the penyangaks roam freely smile.gif

Yes, some phases (including mine) are in that process now. But the sad thing is, some families have to go through some trauma first before we could get enough Gung-Ho ness. About a month ago, very daring penyangak almost made their way into a house filled with people, with a parang...they didn't budge even after the alarm went off.

I like your optimism rclxms.gif . Keep it up. Love to have more neighbours like you. But a reminder, DA is famous for flipper/speculators who only buy and keep before properties fetching certain price. I believe they don't care about security in the neighbourhood. My phase got 162 units. 8 months after VP, only 1/3 is being occupied.

And I do also believe that buyers of the more expensive phases of DA are richer people who don't mind paying more biggrin.gif

Yup...that's normal, so we have to endure living in fear first (damn, can't I just stop being so pessimist tongue.gif ). From what I know it took 6-7 years before one Lorong in DA managed to hire their own security, and after countless break-ins. Looks like my phase and another group of phases (2-3 of them) will be the first to get own security for phases. We will see out of about 50+ owners now, how many of them is actually supporting this.
