the place is really not bad
tight security
nice pool
but u must have a car la..
around here not much food
u need to drive till ss2 or taman megah..
but its near to giant though

i've lived there before. very nice place. low-density feeling. quiet and peaceful place. the best thing is having breakfast by kelana jaya lake overlooking the peaceful lake. the club house is absolutely gorgeous at night. VERY VERY NICE PLACE. the best value for your money

just been to this condo. the paint looks run down, walk way ceiling broken, lift in block A not functioning..also a lot of african american in block A.

if well maintained, it could be nice..but current condition i would not want to stay there. sweat.gif

First of all, Shang Villa is the only building that is FREEHOLD in that area. Next, there is a lot of people from the airlines renting there. Rental can go up to 1.6k sometimes even 1.7k. Just located next to many commercial lots.

View is better than other condos nearby. Accessability is better too.

Condition wise, it's a bit old but the management is starting to repaint the whole building.

I've got 3 units there available for sale now. One on the 16th Floor, another on the 13th and finally on the 3rd floor. Pricing from 235k. Definitely the best investment compared to other condos in the same price range.

if u r intention of purchasing a unit is "for show" (and you have the money), of course, you don't want to look into shang villa...but if you intend to get "quality and peaceful" living, it is a place to consider... smile.gif

monthly maintenance fee is 20 sen per square feet (no sinking fund)

how the upkeep? - i think this is a very personal opinion; it depends on how one person view it....and from which aspect smile.gif

RM1600 is good, but how is the occupancy rate, i notice there are some post about MAS air hostess staying there, and there is some offices around..Just figure, it is easy to rent room by room out, but seemed hard to rent to whole unit out..Any advice on this?

Looks like this condo is near to future LRT station 3. The price in iproperty is between 350k-400k, the price going up for last few months. Any comments on this condo? worth investing?

Not really sure. If draw straight line to new LRT station from this condo should be around 100M. Walking wise could be ~400M but not sure if there is any shortcut or not.

Just noticed that manipal international university just moved in to ex-MAS building. Heard student intake by sept'11.

Guess this will help to push rental higher

For quite many years MAS Cabin Crew is staying over there but no idea for now. Also this condo is quite old and the management not really taking good care about it.

i went to this place yesterday night scouting the condo in this area. Notice this condo suites the quiet living area and quite peacefully compare to kelana puteri condo, sterling, D'putera condo and mahkota condo. but now in term of food, its not a problem anymore since can use jalan dalam to go to paradigm and zenith area that got mamak. really like to purchase unit available for this condo.

Have u been there recently? Whole building reprinted n lots of upgrading works done. Even all lifts have been changed to new ones.

Of course can't compare a >10yo condo to brand new ones.

Latest bank valuation I heard in 2012 was around rm400-rm420k.. Banks are not stupid on valuing bro

Ya nice place to stay. . Quiet and calm. Near to the park that you can go jogging in the morning. . Additional car park at club house. Other condo all ask for more than 400k. Somemore it's freehold.

The units here are larger (probably because its quite old) but buyer beware, the area has quite high crime rate. If you park outside you may find your window smashed, or worse.

I have a master room and middle room at 11 floor, block A, Shang Villa for immediate rent. Master room is fully furnished with queen size bed, build in cupboard, air-cond. and attach bathroom. RM800 for single occupant and RM900 for double occupants.Middle room is furnished with 2 single bed, cupboard, table and chair with air cond. Rental is RM600 for single occupant

So happen to checked the apartment price in iProperty today, All > 500K, serious? Shang Villa the 20-years old mid cost apartment? 3 years back when i come across, it's only 250K-300K, and that makes sense (even at 400K it still makes sense)

With 500K+ budget, i have so many better choice, why this old-fashioned medium cost apartment?

I just don't understand the market nowadays...it's damn frustrating..

To clarify, this is 15 years old condo, not 20yrs.
In fact, I trusted you have lack of info about this condo and the reason why its price shot up just started from year 2010.

My 2 cents view;
1. This project had completed in year 1997 but so unfortunate the financial crisis happened and caused block B was abandoned for a years before revived. In next few years, no many huge development in surrounding this area. The property value seems stagnant since then.

2. I bought in a few units of shangvilla in year 2009 before market booming up and yes it does boom up just after 4 mths later. You may have question why I bought this pretty old units. I had survey this area market and noticed there were a few huge future mixed development projects - ara d'sara,icon city, empire gallery, wct paradigm mall and others few 'rumors' project like kelana sport center and subang golf club. With these info on hand, I have no hesitate just invest into this condo. In year 2011 I let go my units and each units had guaranteed me more than 100% profit returned.

3. Price goes up with reason - Now this area going to have lrt station and plus some others mixed development projects (kencana square by uoa and others along the federal highway). I foreseen shangvilla pst have not yet hit to the max.

Lastly, never underestimate old property. smile.gif

Hi Lowprice... went to check the site just now, look decent, not many car park outside like most of the condo/ apt around the area... guess mainly family own stay units. I also drove around the jln lapangan terbang, not really sure where is the proposed LRT station? how far away? considering to invest a unit there.

of the all surrounding apartments in KJ, only Shang Villa you don't see cars park outside the condo & get summon. you can park your car near the clubhouse or you can also park at the car park opposite the condo. just leave before 8:00am no charges. LRT station i guess it's the one along the airport road. you can see they're building it there. prob abt 1km or less i think. those facing clubhouse will hear the payers from the mosque.

cazorla do have a point, 5 yr old sterling 1200sq ft @ roughly 650k but 15 yr old Shang villa @ 550k - 580k hmm.gif but s.villa is a nice place to stay though

hmm.. let me do the price comparison,

Sterling 1259sqft - RM630k = RM500 psf - leasehold - 5yo?
Mahkota 1260sqft - RM570k = RM452 psf - leasehold - 10yo?
Shang Villa 1281sqft - RM500k= RM390 psf - freehold - 15yo

In future, all also quite near to LRT station.

No doubt SV is quite nice to stay due to quiet environment and surrounded by parks and sports center.

The kelana LRT expansion station will locate just before the left turn to the glenmarie area after U-turn from jln airport(less than 300m walking distance).there are s.villa club house area which provide free open car park.

For lelong unit, as i know u can only see the outside. u can't enter the unit to view it.

Y sell so low price. Should be rm550 to 600 psf as all surrounding units start from rm700psf. Paradigm residence rm1000psf also all sold.

heard that all banks tighten their budget and do not value high for this condo since quite old

unless there are "big rich frog" with too much money to spend and pay the extra sweat.gif

Hi all, I've recently seen a place here for sale. Seems like a good place. Would appreciate any feedback from anyone who is currently or recently staying there?

I've only seen it once, the owner took me around the place. It does have that low density feel and it's spread out over quite a large area.

i've stayed there in the past

very peaceful, very quiet

as you know, parks nearby

now very easy access to KL via the flyover to Subang roundabout > NPE > Berjaya Times square

or the roundabout > Kesas

or roundabout > Kesas > Puchong > Putrajaya

if boring, can go SS15 to eat, watch movie at subang parade/citta mall

I hate kelana jaya as a whole, but shang villa area is an exception.

Its a quiet and peaceful place to stay. Quite a lots residents are family and senior citizens.
But also have some units have been rented out to working adults and Lincoln college students.

The price probably vary depends on rooms, floors and facing; but as you said, unfurnished/partial furnish is below 600k and FF is >600k. Consider of psf still < 500psf which is not bad.

Only things dislike is the lift is pretty old and always out-of-service. And somethings got scary sounds and bad smell (I guess is due to the cleaner use the lift to transfer the rubbish bin)

Manipal no longer here I think, but Lincoln students look good as I see all local students. Lincoln is like 1 minute walk from Shang Villa, so I guess unless the students are local student, they will all stay in Shang Villa.

Regarding the lift, it breaks down often but it is not affecting the residents a lot as there are 4 lifts in total for each block. I would say it break down on average once a month or sometime more than one month for about 1-2 days, hardly any impact to the residents really as it is quickly fixed.

On why there is no sinking fund, not too sure about that. But one thing I am sure of is the management here is taking care of the surrounding rather well. Rubbish is collected daily even on Sundays, corridors and lift mopped DAILY. I would say maybe the corridor is even cleaner than my house where I mopped weekly lol. Overall the maintenance is very well done, very clean.

I think completed around 1999, Block A was completed about 1 year earlier than Block B.

Yes, there is indeed an LRT park and ride station, with overhead bridge. Walk I would say around 500m using the existing road. If there is a short cut later on, then would be much faster like maybe 200m.

saw google review saying that the management is bad, place looks very run down as it's not repainted, lift break down and stuff.

I stay nearby. From the looks of the development surrounding the place, it is poised to increase in price due to LRT already there and some new condos completing soon. Is there a new food court opposite?

If price is still 600k plus.... i think worth buying
