 Taman Puchong Prima, is it good place to live?

Hi all,

What do you guys/gals think about Taman Puchong Prima? Is it worth buying property there?

Is this good place to live?

I have approached few projects around this area and the sales person keep telling that 2 banks are operating at their commercial center and eventually will become a township after Bandar Puteri Puchong soon or later.

Hard to believe meh...

Nope, some area of TPP is freehold... condo such as Desa Impiana and the new town house Desa Idaman is under freehold.... cool2.gif

I just bought Tmn Putra Impiana Phase 5 RM420k. Spacious design but it's a leasehold.

Tasik Prima is leasehold. Puchong Prima is freehold. Both area is very near so I don't think you need to compare about amenities. Go & have a look on both area & house design. Everyone has different taste.

I personally like Taman Putra Impiana Phase 5 because of house design & structure but is a leasehold.

Anyway, going to sign S&P next week.

I a word of advice, leasehold houses can be very beautiful but is it worth buy leasehold for 400+K

Maybe yes/no. There is houses more than millions but still leasehold. D'Alpinia double story 20x65 selling at RM640k but still leasehold.

if base on the distance.. it should take around 35 0 40 mins.
an estimation. as LRT do have faster speed and more frequency on the train...

Hi snake4168, I just went to showroom at Tmn Putra Impiana Phase 5. I lovin' it so much especially extended back yard. Ya now selling price is Rm448k and left 5units only. Aiks sweat.gif 30k more than urs one. Really undecided now, make me more excited tonight. What is ur unit no? U think this area will develop soon? Worth to buy it?

Lets wait until the LRT completed and see if the property prices will increase near Puchong. I am betting with a big yes. If die die want to buy leasehold at this area, target newer ones like Impiana, Mutiara Indah. If got extra buy freehold near this place like
Bandar Bukit Puchong 2. (not that cheap
now, though).

Please be noted that the land value is expensive instead of area is big...
eg. if a land of 2000sf with value of RM500psf = RM1,000,000,
but if a land of 5000sf with value of RM100psf = RM500,000.

Extending PJ's lease tenure is expensive is because of the land value alr very expensive... sweat.gif

for me i think it worths.. coz got LRT line nearby opposite the OTK, and i think got nice development around the lake near tppt, only thing when u come back from work ard 630+ its a long jam until puchong prima..anyway its quite moving fast jam...the jam also mainly because of puchong perdana school got only i access i guess... other then that i think it nice place, alot things are very nearby and most of are walking distance espeacialy for house around puchong prima 4, and 2.. if around puchong prima 4..u no need cross the main road.. can walk to all the shops.. the m-city development is just around the first round-about from LDP, so if all this development really coming.. that will good for puchong prima...tesco bukit puchong also nearby... can find alot cheap things that area..chinese food, malay food... only im not sure if the LRT track will middle of main road or the side near to jalan prima 3...

looking at the PIC, puchong prima is surrounded by nice developments..with the LRT.. so should be a good place..hope not crowded only...heheh....but we need crowd for good economy which will translate to property demand around that area......... in the pic... THE WHARF- under constructions already, Millennia city-Puchong Hilton, LRT puchong prima station 11-Under constructions... anyway got another station 10 at puchong perdana, nearer to M-city......

A good place to live in not only relies on the upcoming development. Puchong Prima need more boost of police presence (other than the occasional roadblocks near Petronas wtf). With loud mat rempits, vandals, car theft at nearby condo and snatch thief around, even the most luxury, beautiful place will not be a good place to stay.

I wonder how in future they are going to accommodate the 'already-congested' traffic?

Recently I toyed wif d idea of investing in the dsl in pp3 and pp4 due to walking distance to the future lrt startion 11. maybe rental can be better to reduce the bleeding while waiting for caps appreciation.

But i dropped the plan due to the surrounding, the pp1 access to huge kampungs behind (kpg bersatu, kpg aman, etc) is like an opened floodgate of mat rempits and kpg folks. Not to show disrespect but fr investment POV, worry that later the places will be even too 'crowded' when the lrt start operation. i hope that i w b proven wrong.

ya BOOST of police presence is good, now only the police always infront OTK, or stime got late nite ROADBLOCKS..guess must have a police station for better crime preventions.. as i now the nearest police station is at puchong jaya near the UOB bank i guess somewhere ard there, and one more at around taman putra prima...

yup agree got mat rempits lah... and but neway got new 2 1/2 story house being built at the pp1 access, exactly behind the puchong prima 4/2 ...and new 6 storey Duplex...
thinking about being crowded..yup it will because seeing the current new development at puchong prima/ near the tasek prima.. but the crowd near the LRT station should divided by 3 as got 3 stations nearby stations 10 11 12, but 12 is future station, so i guess for now divide by 2, heheh..some crowd go station 10 and some station 11... but if all people start use the LRT, the LRT will be crowded, and road less congested.. and one thing i wonder is there is quite a very large empty ground beside the driving school up to the desa impiana condo,currently looks like contruction material storage place ...future sure got something will be built here?? but no info eh..anybody.. finally i think,maybe the upcoming developments will in future DEMAND more police presence to make there place safer.. hmm.gif

pp4 not bad. behind is greenery (kampung actually but is isolated) n due to its isolation fr the main road, there is less nuisance. with single entry n access it is guarded.

yup thats good plus point for puchong prima 4 ..it much safer and more greenery along jalan prima 4/8 and nice big playground opposite prima 4/7...

Any comment on the 6 storey duplex in Puchong Prima? I agree that Puchong Prima is a great place to stay and invest.

TPP stands for?? as this is the puchong prima thread..so should be taman puchong prima.... then nearest station is station 11. but anyway i guess they are relocating the station 12, previously was at kg sri aman, now i guess relocating around another place(another kg) but opposite the river... before joining to putra heights.. hmm the residents at the kg also sure will use the LRT but their reject it at their place...hmm sad.gif

the tender for project has been awarded and completion in 2 years time 2016... I think by this time atleast LRT ampang should operational up to IOI MALL and other lines maybe under testing as it is 2 phase as I noe, phase 1 till ioi mall, phase 2 Tesco->puchong prima station 11.

2016... long wait.. and the jam in these area is getting bad.. Traffic light from Puchong Perdana. Roundabout getting stuck with traffic from two directions. Hope all this can be better in the future. Staying Desa Impiana for some years now. Condo and environment is great. Cons, car parked outside had high chance of getting smashed. and rempit is quite frequent at night.

yup so jam coz of the LRT constructions going on, the rempit and cra smashing stuff, need boost police presence in pp lah or set up a small police station... .....

SITTING on land worth over RM600mil, Mitrajaya Holdings Bhd’s market capitalisation appears small at slightly over RM300mil. But that is the problem that almost all companies with property held for development face – the market does not attach a premium for property that has yet to be developed. In the case of Mitrajaya, it also has RM1.2bil worth of construction contracts to date and the company plans to more than double the order book this year. As for its property division, Mitrajaya plans to launch projects amounting to RM2bil in gross development value (GDV) to realise its value. A big chunk of Mitrajaya’s fortune lies in its landbank, which is worth about RM620mil and booked at only RM160.55mil in the books. Speaking to StarBizWeek in an interview, managing director Tan Eng Piow says it will make strategic moves in unlocking the value of its land. Taking its 3.76ha at Seksyen 28, Petaling Jaya as an example, the plot sits along Federal Highway but as the development along the stretch has not matured yet, Tan prefers to keep it until the time is right.“Otherwise, we will not be able to realise the best value out of it,” he quips.

It plans to launch the RM1.5bil project next year. “Timing is right as the parcel will be served by the extension of the LRT Ampang Line in the future,” he says. The upcoming project sits on a 6.07ha parcel, which is the last piece of land available in the enlarged 101.17ha-integrated township development in Puchong Prima. The proposed mixed development project will consist of a five-storey shopping mall, one budget hotel and three blocks of serviced apartments with a net sellable area of one million sq ft. “We will build a link bridge to the LRT Station and will work with an international architect for this particular project,” he says.

Dear all, I need your kind advice as we are planning to buy a house in Puchong Prima 3/2; however, we saw the piling is too near to the residential area and unsure the impact to the future residents? Would they convert the field to something else? And, also we concern about the noise level/traffic around this area. Any idea? Thanks.

I think by now u ady noe the LRT station is at the padang... quarter of it is for the station, remaining should playground... actualy only left a small padang for each of the phasese in puchong prima..so I guess they wont take it and build sthg else theyre,.. then all children play where, under lrt track ka???? now oso padang already small... anyway too near to the station sure will be noisy . should be ok if the hse on the far end of the padang....maybe hear smaller noise...

It is expected to be noisy in future for LRT braking to / ramp-up the speed from the station.
Another thing for sure is the increased of vehicles from outside coming to the resident area, daily when LRT is in operation.
The house on the far end of the padang has less noise but closer to HTC. shocking.gif

It's great to see the progress.
The road underneath has been "narrowed" to a lane and condition is not good (holes, uneven paste). Hope this is just temporary.

Was wondering if the stalls at the walkway will be relocated once the LRT in operation. Need this problem resolved else traffic congestion will occur.

The road conditions are definitely temporary... after finis they will upgrade it just like in the kinrara LRT area... they will still need to built drop off/pick up waiting area, teksi waitin area & etc, so sure they need space. I think maybe will be relocated but im not sure on this....

now only waitin when will the new puchong prima new mixed development will launched but anyway as now is like economic downturn time... not sure when it will be luanched... it also have a 5 storey mall but not sure how it is possible with another 6 storey mall is just nearby and seems the wharf tasek prima mall is on hold or scrapped.. rclxub.gif hmm.gif rclxub.gif hmm.gif

I really doubt if there is space to build the drop off/pick up area on either side at this junction. This will cause the junction (where your photo is taken) super congested in future. This junction is the main route leading to Aurora/Parkhome etc. An alternative route to skip the junction is to use the "Impiana detour", which is not convenient and with bumps....


At Kinrara area, the pick up/drop off area has a dedicated separated lane in addition to the existing lanes. So the dedicated lane should not disturb the traffic flow.

yup from the PETRONAS/SHELL LDP which currently on goin constructions, how many junctions im not sure but previous plan I saw last time in paper actualy had another roundabout after the main roundabout...

at putraheight can interchange... but whn frm puchong goin ampang/sentul still need get down at sri petaling station and change to the old train... they will upgrade new system during raya holidays and after that no need change train at sri petaling...

There are trains going to two routes
1) masjid -> chan sow lin -> miharja -> maluri...-> ampang terminal. If you are heading to Puchong avoid this route.
2) masjid -> chan sow lin -> cheras -> salak selatan...-> sri petaling "terminal".

From route 2 trains, get off the train at sri petaling and get in to another train to puchong till putra heights.

After raya, only people to Ampang need to get down at CSL.

Free ride: Tada. Texting this on a LRT train:P
Free parking for one month at new park and ride: Ada. But the two new puchong stations had no park and ride. So try PH and or Kelana ext line.

One leading indicator is that, when a train passed this station towards PH direction, the train should be back within 9 mins (4 mins to PH and back, less than 1 min waiting at PH terminal).

With this 9 mins buffer, one has to be standing at the platform towards KL.
