Naleh, hey don't talk big, later when the property shoot up to RM500K, then how u keep your promise.. Will u still sell at RM480K?? Because for what my opinion is, ZR block A selling RM 400K for 1200 sqft. And the agent said Block B will increase to RM420K. Then Block C is RM450K Block D is RM480K. But bare in mind those investor for ZR, they sure goreng until the price reach RM520K before completion. Then our Zest, since the location is much better and is already completed. We can easily sell at RM520K end of this year..
*
Hey ukuan, this is nothing about talking big or not. I am looking at the current situation. If I can sell at 480K, I will definitely sell. Just like the developers, before launching the project, they will always provide a indicative pricing, but when the time comes to launch it, they will also base on the current market to determine the new rate.

If really by the time when Zest is ready and the price can really reach 520K, I will revise it accordingly la laugh.gif Just that from a small shark becomes a bigger shark brows.gif At this point of time, Savanna is only selling at 550K and above for fully furnished units. Do you think Zest can fetch up to 520K? However, let's see how it goes. whistling.gif

I am one of the earlier batch buyer for block c. I remember almost all the buyers (from lyn forum) at that time proclaimed that Zest is for own stay. Someone even propose all the buyer to form a "management team" to ensure the condo environment is well maintained. all the tenants are screened. After 2 years, everyone in the sell sell sell mood??  rclxub.gif
*
Haha 2 years back, the property market has not been predicted to be in such a BBB mode. Everyone was thinking the price will appreciate but not that much. So most of the people will choose to buy for their own stay. However, looking at the current situation, some early buyers maybe able to get 100% capital appreciation during the VP if they sell at that time. biggrin.gif

I'm one of the guys who sapu-ed one of the loan rejected unit in block C. When I saw the stickers all almost full, I walked away..went to have a drink and I go back again after 1 hour. The SA then said there's a corner unit loan got rejected...and the rest is history. nod.gif

You are one lucky guy! rclxms.gif So now just sit and wait to reap you profit if you plan to sell yours.

Sound more like a beemer 320i.. (480k - 250k = 230k)
*
Haha you still have to minus off the lawyer fees, agent fees, loan penalty if any, possible RGPT tax. those may come out to be a big amount.

when it's vp end of this year, price may go upto RM500k - RM520k due to inflation. hence, please be careful not to sell too cheap.
*
I do hope Zest can achieve this price by end of this year. It is more than double appreciation for some of the units. drool.gif

haih one way...cause today i juz drop by at BK 9........the price is lower there compare to d/s in BK 5 there........

i thought 2 ways...then can consider houses there....

but only 1 way cry.gif

eh...u guys think the market really ok ah?

a lot of those new houses in BK mostly still vacant ie BK 9, Henning, Permai, Melody.....

cause every fortnight i go round the taman and count houses in these new dev which still vacant.......which had been the same for the past few months....

mostly investors ah??
*
I share the same sentiment with you as well. Kinrara house price for the past 2 years have been skyrocketing in an alarming rate. sweat.gif A normal terrace house can fetch up to 700K. However, I saw lots of units are putting up the signs for sales and not much residents have moved in. I am referring to the new phases of course.

No doubt, Kinrara is a mature neighbourhood filled with greeneries. But does it really command such a premium price or not still remain a question in me? How many people can really afford a 700K terrace house?

Yeah, most people selling are trying to sell at extremely high prices.
But are the buyers taking the bait?  smile.gif
*
I believe there are buyers taking the bait, if not why the price is escalating? Haha... if landed properties are going up that much in that area, Zest's value will go up accordingly hehehe.

I wonder why you complaint so much when Zest is property you bought for 200k++ only. Were you expecting Sunrise level of workmanship?
dem funny ;p
*
Come on, bro, even the price was low during the purchase time, but this is 200K that we are talking about, not RM200. To you is probably easy money, but to some people, that amount is very significant.

I think is fine to have certain expectation. It is not that the buyers are expecting top notched furnishings. Cracks on the wall (not the rough quality surface) depending on the situation can be a serious safety issue. Just because you are not buying a property close to half a mil or 1 mil such as SW tongue.gif, you cannot have expectation?

Very well said guys !!
I share the same sentiment .. this words didnt come from me.
it's from your friendly neighbourhood .. your most truly beloved Pai gor ..
http://forum.lowyat.net/topic/1129024/+420

i hope you wont change, saying ohh theirs is just 100k+ property but ours is 200k+, hence deserves better quality ..
This serves a lesson not to praise ur own vested prop by criticising others in which Pai has well demonstrated.

On another note, i think zest is looking good from exterior .. and believe it will command a good appreciation. congratz to all purchaser.
*
Hey zavier98, I am not being offensive here but curious. It seems that you have personal vendetta against Pai. Not being bias to anyone, I believe everyone has its own opinion and very naturally human beings will act defensively when someone is criticizing on the things that they have purchased and invested in especially property where huge money involved.

To be honest, I was one of the many who think that SW was really overpriced at that moment when compared to Zest. Hence, when I am being asked to share my opinion, indirectly I will list out the disadvantages of SW to justify my decision to get one of the units in Zest. But situation proves me wrong, SW is progressing very well.

It is already history, so do not need to rake up the past. Forum is to share all our experience and hopefully everyone will be benefit from it and not to bombard each other. Peace icon_rolleyes.gif tongue.gif

rm390k is way-way below market. zest is alreday fetching rm480k-rm500k based on recent launchings & inflationary factors.
*
Is that the figure you get from the bank evaluation? 480-500K is kind of high but is a good news to all Zest purchasers haha rclxms.gif
