Was recently looking for s/s or DS for own stay.......completely got put off after doing some research .....n heres why I opted for a duplex condo instead :

1. Market all asking 420k-500k................whila valuation is around 350k - At least need to top up 70k gap in asking VS real valuation

2. 30% downpayment - Approx 120k

3. Renovation+repair cost - 50k.

So to stay in a landed prop in an area I like.............roughly need to cough up approx 240k of OWN capital up front..................

Just bcoz one paid top dollar doesnt meant you'll have top quality. Some quarters just dont get it. The multi-million dollar bungalow in Eco Park oso has major defects.........but that doesnt mean SPS is a bad dev? They r still miles better than mayland.........and that doesnt stop the bungalows from appreciating beyond 100% of their ori purchase price............as their concept n delivery prevailed.......


the same goes for Heron by TT.......despite tiles popping due to poor workmanship......still appreciates well..........suspect Zest will do even better........ just remember to vet thru hollow tiles thru n thru..........u'll be fine smile.gif



@Naleh, VP isnt out yet so jury isnt out yet on which is a better buy. I gotta feeling your reasoning will be fully justified upon VP.......... wink.gif

600k for Zest is a fairy tale price IMHo............ can buy a duplex loft unit in Tropics for that price leh..........

depends........if everyone else selling at 600psf like Covillea say.......I dont want to be the dumbass who sold to early, too cheap...... tongue.gif

but today if someone offered me that amount with at least 30% down upfront........... I'll sell .......... not bcoz I think the appreciation cap is already maxed at 450psf........but I think I could use the proceeds to get better returns else where.........

........no point holding for 5 years just to get additional 50psf gain if I could get the same elsewhere within a year............. wink.gif

I hope all Zest owners dun misunderstand, I am not trying to play down The Zest condo, but certain facts need to be clarified, existing BJ condos (Near LRT) are bout 3500 units, 3 yrs down the road, there will be additional 8000 units (near LRT) pouring into the mkt, current developer's price range fr RM295/sf-RM500/sf, if The Zest want to price RM500/sf-RM600/sf, I dun see any clear advantage over BJ condos.

Current BJ/OUG condos in the pipeline are Parklane, Z Residence, Kiara Residence, Rainz Residence, KM1 West, KM1 East, The Treez, Seedz Residence, Covillea. For rental mkt, I see intense competition on the way... wink.gif

Chief, just bcoz I wont pay 500psf for Zest or anything in BJ....................doesnt mean everyone else wont also right? Suria Jelutong with mosque fronting in BJ is quite well received at 500psf.......I wont pay 500psf for that as well but the crowd says otherwise......area wise I rate BK higher than Jelutong personally................ I also rate Titiwangsa Sentral higher than Savanna but today Savannah still more exp than TS leh..........


On whether Zest is better than BJ's condo..............we'll only know once its completed.................... anyway area wise I've always maintained my preference towards BJ as of TODAY.............but once LRT come it will be a diff ball game.............. wink.gif

looks not bad..........especially the balcony using tempered glass........gives a decent class feel to the whole place..............

1. Commercials vibrancy is in place.
2. MRT completion
