QUOTE(JC_Liew @ Sep 5 2012, 02:40 AM) yup, agree with yr point. 2 units of 1415sf was transacted 730k last month and the selling price starts to call higher..... the price will be up again after VP (base on experience) , believe it or not , 600psf for this freehold condo is just a matter of time ....BTW, Mr/MsCovillea, i asked a agent for more details for confirmation, he said the banks valuation for 1293 sqf, middle floor without balcony is 600k. let say if u buy it at 700k (very conservative price according to Mr/Ms Covillea), means we need to pay minimum around 140k for downpayment?? |

QUOTE(nkhong @ Sep 5 2012, 04:00 PM) Do you know what type of unit was transacted? If it is unit 7 instead of unit 1 or 2 transacted at that price, then the price is very encouraging ....... If I am not mistaken from the agent..... they are unit 1 and 2, not 7 .... and according to the agent most of the owner who wanted to sell are from the internal staff and the korean (they are about 50~60units)....the koreans tends to cash out quickly therefore willing to sell under bank value which is around 700k for 1415sf (maybe this one is unit 7), but we see that they do not have many big units. Most of our friends (they are professional likes lawyers and bankers) suggest that due to this property is consider low density and freehold (compare to the current new launched most of them are high density and lease hold), if we have holding power we should rent out our unit first because the rental now should be able to cover the loan amount and the management fee (3k~3.5k for 1415sf depends on the furnishing)- to avoid the tax 10% RPGT for first 2 yrs. Of course for those who wish to cash out immmediately is different saying.... |

QUOTE(super911 @ Sep 6 2012, 12:56 PM) RM500-600/sqft is the market price at BJ now but problem is bank only support at developer side and not subsales unit. That's why there is a gap in between the asking price and bank value price. According to the agent, bank value has reached 730k for 1415sf, that is why 2 units were transacted last month....which is 515psf. And the owners has started to call higher now ...... and some of the buyers do not mind to pay a bit more than the bank value. |

QUOTE(kochin @ Sep 11 2012, 09:03 AM) wow. you created an account and your first post to advise us on this. thank you so much. Totally agree. but even if covillea consists of 100% flippers, it's still 308 units. kekeke. That statement is only a common stand for majority .... At the end, location is still the final saying....plus if it is a freehold with low density and if you have holding power ...... it does not matter at all. |

Thought rental is not as good as subsale market for Covillea ......I still receive calls from agents to sell my unit.....yet when i tell them what if I want to rent out.....then they show lack of interest .....maybe the subsale commission is lots more compare to rental.....
According to them, for 1415sf good view unit, price is start from 780k now onwards..... |

The RPGT is based on signing of the SNP agreement.... Let say the onwer bought and own the Covillea by Dec 2009, so 2014 is consider the 4th year... if can hold 1 or 2 year more then only sell even at higher price by then could be better gua |

QUOTE(kochin @ Nov 13 2013, 08:38 AM) most covilleans would be into their 5th year of holding very soon. +1 so if kena also 10-15% only mah. and it's after the net profit only. okay lah. you make some, you lose some lor. cannot be win win all the time mah. else hold until 2015 lor. escape rpgt and coincide with 6% gst.
