I&P new launching in Temasya Glenmarie @ Shah Alam coming soon...
2- sty - 28' x 70' - bu 2881sf - Indicative price RM1.0 mil
2 sty - 28' x 120' - bu 4800sf - Indicative price 1.6mil-1.7 mil
2 sty - SD - 50' x 90' bu 4,383 sf- Indicative price 2.3 mil-2.4 mil
3 - sty - 52' x 56' (with lift) - bu 4.389sf - Indicative price 1.8 mil

Design for link hses change back to typical I&P design.

28' x 70' built up only 2700sf - make up to bout RM347/sf, 28'x120' is still a better buy, I&P is a reputable developer, they will keep their promise. (I think 70% reserved for public balloting, 50% of total units reserved for Bumi quota).
Shah Alam was not famous (for Chinese buyers) in those days (before 2005), but now it's totally change. In Northern SA, we hv SEP and Setia Alam, East - Glenmarie, South - Kota kemuning, Bkt Rimau and Alam Impian, all are doing very well. Only the Pusat Bdr Shah Alam Chinese has hesitation to move in.
Temasya Glenmarie - Non G+G
The quality for coming launching is definitely better than the Phase 1 by Petaling Garden. But facde not nice.

Ya some people use to mix up "high price" and "expensive price". I personally hv no comment on the Temasya selling price. Vice versa low price does not means "cheap". Wat bout I&P redesign Temasya and sell 2-storey for RM610K (20'x70 bu 1500sf)? Can we say cheap / reasonable?
Given both to choose, I will opt for 28x70 1 mil.

I think he means wat if he kenot secure 90% loan? If 80% he can't afford, I think I&P will forfeith certain amt of yr deposit, like Alam Impian, deposit 25K, if loan not approve / kenot buy due to low margin, I&P will forfeith 2,500.

Very hard to say, last yr Kinrara Qaseh launching, claimed 1500 registrants for balloting, end up only bout 30 turn up for window shopping, bout 10 enter the balloting... yawn.gif

The developer is to be blamed, Qaseh launch officially take off right after Mah Sing 3-Storey Superlink launched in 4th quarter 2010, I had hot debate with a Valuer, he claimed that KR is no way to match Qaseh becoz...
1. Leasehold
2. Location less strategic
3. Land size smaller 22'x75' Vs 24'x80' / 26'x80' / 30'x80'
4. Quality / Workmanship - I&P better than Mah Sing
5. Price is too expensive - 908K for 3-storey 22'x75' leasehold (existing Hening 2 1/2 storey freehold 22'x75' was sold at 850K only in 2010)

The Valuer bought 2 units Qaseh. After 1 yr, Qaseh (110 units) price stagnant still while KR Superlink has soared 25% during construction (95% sold / 259 units).
The most killing part for QASEH is the layout design.
If the design is right, better facade and provide fenced (G+G), QASEH can sell at least 10% higher (price) and FULLY SOLD IN A DAY!
Temasya is repeating QASEH's mistake, I doubt it can be fully sold, I guess only 50% take up rate. My 2 bakuli yawn.gif

Fr my experience, everage people can put in 3 applications. 50K is a small amt to Temasya buyers, I believe many can put 10 applications, unlike the Sri Petaling shops balloting last yr, every contestant is required to place RM500K for 1 application, even though with that high entry barrier, more than 300 applications chasing for the 40 units of shops.
Many cash cows out there, very scary yo...

Just to share my observation, if you want to increase the chance of balloting, dun summit yr application too early, if not yr paper will fall into the bottom of the balloting box, try be the last 30% to summit, I think chances higher yo...

I&P always adopt 1 buyer 1 entry system, nothing new this time, in the past, if you need to participate for 10 entries, you need to get 10 names, no transfer of name allow unless spouse / next of kin. Bcoz of that some boss who strike the ballot under the staff's name will hv to joint name buying, later make a full PA to cover it.

2.3 mil price is high, but is it expensive? I dun think so. Do study the locality, land are, built up and house quality, it shd be relatively the cheapest new SD in vicinity area

A few years down the road, you will probably change the statement again...
"Property priced above 1.5 mil shd equipped with G+G concept"

You know why? becoz I remembered few years back,
someone has been questioning that why landed property above 600K is without G+G, above 700K without club house and G+G is not worth investing etc etc.
My buyers told me in 1995/6 that paying 500K for a condo in KL is really mad, otak rosak aleli.
