Update update pls, any picture? this launching will give some indication on how the performance of property mkt, if turn up less than 100 summissions (buyers only), then sure jialat liao! If more than 500 summissions, then it is a good sign.

Just received call fr my SA fren, close to 4000 submission!! shocking.gif shocking.gif shocking.gif I am speechless... sweat.gif
3 conclusions I can make :-

1. My prediction is totally wrong
2. The underlying mkt strength is far beyond the imagination of us (LYN members), it proof again LYN members are constitute a 0.0...5% of the total buyers population.
3. 2012 KV property mkt is very promising, I am pleased to see it.

Still anyone raising the issue of link house >1.0 mil without G+G? laugh.gif

4000 is a very clear message, at least 1000 are house buyers for own stay, I judge/predict majority investors are running out of bullets, many hv stopped buying/investing, however existing house owners who wants to buy for own stay (upgrading) looks like just wake up, it's a very positive sign! nod.gif

Last year I&P launched Sri Petaling shops, 40 units (Price 2.5 mil - 24'x80), still many people want to buy (thousands registration), in order to reduce the number of submission, balloting qualification require 500K for each submission, still got > 300 people turn up to chase the horse...
Indeed we are like "katak dalam tempurung", lots of hidden rich fella out there...

Owner can enter another agreement, but 3+1 will run after VP also. No direct or simultaneous transfer will be allowed now.

We use to sell I&P project before VP, like those launched in 2009, after few mths that the S&P signed with the developer, the owner sell at least 25% above deceloper's price.

We will notice the extinction of few types of property category (new launching) in KV, especially prime areas, in terms of urgency

1. Single Storey
2. Bungalow land (especially >10K sf)
3. Single Storey bungalow
4. Single Storey SD
5. 2-S Superlink homes (extraordinary land size - > 24'x80')
6. 2-S SD (extraordinary land size > 4,000 sf)
7. 2-S SD (land size > 3,200 sf)
8. 2-S Superlink homes (land size - > 22'x75')
9. 2-S normal link house
...
...

The list goes on, land in prime area is scarce, whether you like it or not, Temasya's series of product remains the most unique in town now, it is only I&P who is willing to build such an superb land size.
I did talk to one of the Top 10 developer, he said the above product categories are almost impossible for them to provide in prime zone like Temasya G.

Land is scarce, unique land size landed will be scarce too,I see the storm is approaching, only good landed will safe you through during mkt turmoil
