Semi-D left 4 units as at 1pm today, and it is just the 2nd day.

For new launch this Sat, 4,000 registered...and even if 50% come for balloting, chances are too slim.....sigh.

Bank Negara only set the barrier higher(net income) for loan. However, once you can cross over...financing cost at 4%-5% is low.

For above 1M property without G&G is a letdown. However if G&G, it would fetch additional 20% price. The phase 1 is pushing for G&G and still ongoing...

You know why? becoz I remembered few years back,
someone has been questioning that why landed property above 600K is without G+G, above 700K without club house and G+G is not worth investing etc etc.
My buyers told me in 1995/6 that paying 500K for a condo in KL is really mad, otak rosak aleli.

PROPERTY developer I&P Group Sdn Bhd has recorded strong take-up rates for its recent launch of freehold landed residential homes in Shah Alam, latching on the scarcity of new landed residential properties being brought to the market.

Some observers has described the buying response to the launch as “overwhelming.”

In the last two weeks of March, the group has launched 154 units of Citra double-storey superlink and 60 units of Anggun double-storey semi-detached homes at the 200-acre Temasya Glenmarie mixed development.

About 90% of Citra has been sold, while Anggun recorded 100% take-up rate.


If phase 1 G&G successfully implemented, how much appreciation you think the property gonna get? 20%? 30%?

Temasya Suria had just been fenced up finally. Expect the price to go a little bit higher again.

Last time, only fence up 2 sides with normal green fences. Now the front fenced with anti-climb.

Kencana Square is coming soon. This place gonna pick up a bit more. But my agent told me market kind of slow for those between RM1M to RM2M. Budget finished already. But for those more than RM2M, it is still moving slowly..deep pocket.

Sorry cos i have no idea when can you do the fencing. I still in mid of reno. Am just glad that fence are up though not so ideal yet. The resident started paying security fee too. Should be around 70% occupancy rate now. And mainly decent families.

The developer provide us 2 fences. One is just (wired+tree) and another is (chained-link fences+tree). The RA have to pay for the other 2 sides which not fully completed yet due to $$

Form a RA and continue talk with them. When u want it free, it don't come easy. We got the basic 2 fences+tree free from I&P. Thankfully, they had been listening to our complains.

The Citra 3 showhouse have a fantastic frontage but the internal usable area is just not practical...so small. What is the actual house size? 26 x 30?

But look at those 28 x 120 behind them, they are huge.

In fact, it is 75% paid up because a no of house still vacant. Mostly owner staying here and very cooperative. Safety comes first.
Only a few still hesitate in paying, hopefully they help to share the burden soon. It is a nice manageable community.
