change access card? old access system broken down? or sake of changing it?
from my opinion, they should start blocking outside ppl entering after the shoplot.
bcos most of them will just lepak at landscape there for nothing.
But, if the security is done properly in first place, actually we don't need so many guards in every single entry point. instead, one security checking point at the T-junction entrance (after shoplots) will be good enough. the remaining man power can put as patrol forces.

The security fees was stated in one of the agreement(forgot what name of it) that we signed during S&P. If owner or tenant refuse to pay then should take legal action.
Beside that, the security should able to re-program to blocking someone instead of building new security system. (probably the existing one cannot re-program).

beside getting agree from majority RA, it should also apply from MBPJ. cannot simply fence up.

To solve all your points above, u can buy link house at Ria phrase 3 which cost less than 1mil and unoccupied since constructed but subsale la.
Seriously the town house is overpriced for my 2 cents.

maybe ria 1 or 2 can sell below 800k la as majority bought around 400k-500k... still got margin to earn.
But if ria 3 selling 800k then rugi gao gao lo ..as majority bought around 700k-750k some more not consider those corner lot or end lot with 3-stories. yawn.gif

Just received call from lawyer firm saying the MOT is ready last Friday.
According to the admin, the letter is already ready last year end but the letter failed to delivered. sweat.gif
Today received quotation from email, total perfection of charges is around 20k... rclxub.gif

The free stamp duty was meant during signing S&P. while this MOT stamp duty i think is different from S&P.
Not sure whether they are the same one. need to clarify more.

i have been staying there for 4 yrs. my house never kena anything la.
downside is traffic jam in the morning and noise from behind highway.
