i asked about the valuation as i can't find any banks supporting valuation as high as rm650k selling price for TS.
maybe not searching hard enuff?

Vue Residence nearby is almost RM900psf, yet TS is still at RM600psf. I believe TS is value-for-money buy.

With all the positive news, the price still struggle to get past RM600psf. Why?
- peak price already?
- maintenance issue?

(a) Information on the Proposed Joint Venture
The Project Land is to be developed into a mixed residential apartments and
commercial development with an estimated Gross Development Value of
RM554,000,000-00 and estimated Gross Development Cost of RM274,000,000-00
and Landowner’s entitlement of RM140,000,000-00 based on plot ratio of 1:8. UNSB
shall provide Power of Attorney to the Developer, QDSB.

4.0 RATIONALE AND PROSPECTS
4.1 Rationale
The Proposed Joint Venture will provide opportunity for MKHB and its subsidiaries
(“MKHB Group”) to develop the Project Land which is strategically located in Kuala
Lumpur, Wilayah Persekutuan, Malaysia and is anticipated to contribute positively to the future profitability and cash flow of MKHB Group.

4.2 Prospects
The Project Land is strategically located in Kuala Lumpur fronting Jalan Tun Razak and adjacent to MKHB Group’s existing on-going residential apartment and commercial project namely TR Residence which achieved more than 90% take up rate. Located near the Project Land are the existing Titiwangsa LRT and Monorail station providing convenient public transportation. The Project Land is annexed to the future Titiwangsa MRT Station (under construction) which is served by Sungai Buloh-Serdang-Putrajaya Mass Rapid Transit (“MRT”) Line 2”
