not vested in here but seems their marketing team is pretty aggresive, advertising 2 full colour pgs in the star last friday, besides hanging buntings around subang / sunway (i reckon puchong as well) + sending out leaflets to residences around the area. wonder how's their sales like so far.

Sales team is KIM Realty.. quite an establish and well known real estate organization.. they have been supporting Villamas's previous projects as well.. They have been doing well with Villamas and sales is always good from the past.

I have visit their showroom on Sunday when they launch. Bought 1 unit 1.2k sqf there. From what I see, not many unit left for the 1st block though. All pool view sold out.

I have been there 2 weeks ago. The project sold like hot cakes.. I know one of the sales agent from KIM realty.. He told me that the duplex with private swimming pool are fully sold (by the way, only 2 of such units). It looks like puchong had been changed to a whole new dimension now where ppl will pay more than half a mil for a high class condo in Puchong. Atmosfera had definately change the property landscape here.

Notice that the mind set of newer generation had changed. No more "if I have such $$, I will buy landed" kind of mentality. Ppl are willing to pay more than landed prop for a condo due to security and life style.

Just a pity that the most of the KL view units blocked by Villamas Apt.

From the agent info, floor 16 and above are not blocked with villamas apartment. Last Sunday, only 1 duplex facing kl not sold yet. I'm hoping this is true statement smile.gif

for this price tag, appx 243 a square feet is considered reasonable for a freehold property. But, basically, to me freehold or leasehold does not really make much difference although it provide the buyer a confidence emotionally.

But, to me, this is just a bit isolated. the surrounding area is full of old type small scale factories, which to me, will more or less ruin my mood passing round.

i do know the developer is doing well in villamas.

the matter now is, if buy for own stay, it should be no problem, but if for investment, i believe it will be a bit tough to find a tenant with good rental return. one more thing, puchong is rather new in this condo development. there are many space for it to grow. so, we might expect the stiff competition for the coming development.

compare with Zens, i prefer Zens in terms of location and concept.

no one will know. at the moment i can see is in future there will be more competitive in terms of "renting" out the condos at the area. Too many condos will be completed after 3 years hope everyone can get a good return on that. smile.gif

I don't have any written prof t support my points, but it is purely based on personal view. Honestly, i was monitoring this Puchong area these 2 years. Of course, property investment is my interest as well. I own 2 units of condo in mutiara damansara.

eventually, it just my opinion regarding atmosphera. many other people will also think it has a good prospect.

to me, property investment is just some sort of gambling. You will never knows how it goes in years time.

hi, i bought a unit as well, basically i like the hill top feeling, staying at higher really a great feeling for me..

as eugene said selling like hot cake.. really i m fast to grab 1 unit luckily..

how much is the duplex 2500 sq ft? how many car park for duplex unit? I heard Maintenance is only 0.18 true?

Normal duplex would cost 600k++ and duplex pool would cost 670k++ for the 1st block. Yeah the maintenance fee + sinking fund = 18cents. I went there again today to collect my doc, they just soft launch 2nd block anyway. Price are diff 15-20k from the 1st block.
