anyone has any experience in fixing this problem ? how much was the cost incurred ? if i just wanto quick fix it for few month , how much would tht cost?

it can be cause by water leakage maybe.. or if that thing is wood maybe anai-anai~ last time i got dry water mark in my room and the cause is my water tank on and off pipe leaking and the cost is rm6..

it is caused by water leak , i just wanto know how much difference between fix permanently vs temporarily.

if permenantly u can ask the guy to check ur pipe if got leakage the cost is around rm50-300 and that depends on what stuff the repair man use = permenantly solve the problems and where do u live? if nearby i can recommend one of best fellow on low cost
last time i ask him to spray anai-anai poison on my rooftop only cost me rm100(poison rm30, tank rm20, rm50 upah panjat bumbung) huhuhu

Depent on what type of house you are.
If condo, maybe it's the floor leakage, Pipe leakage
If roof top, maybe it's roof leakage,pipe/tank leakage.

The price range is very big there.

is the property still under warranty? If yes, you can ask developer to fix it. That's why it is very important to check for these defects even if you do not live in the lot while it is still under warranty.

erm, still no one share about the actual cost involve , it is a condo. i know it could be high price to pay, telling me high price doesn't say anything...

Its hard to tell you a price from here, better get someone to go site and see it, rather then you waiting for a quote here.

But my advice is ask for longer warranty from whoever you are asking to repair it cause these kind of problem always comes back even repair.

one of your rental unit?

have you talked to the management office's folks? common structural defects goes under them..

if it's a prevailing/ongoing problem.. they can shut down the pipe that traverse the section that you displayed in the photo and re-route the flow onto another new pipe/route..

you can seldom fix such internal damages on your own.. it's prohibitively costly and plus, it touches the common structure and you'll need management permission to hack, fix and seal.. definitely no diy department here..

hhmmnn... on second thought, it might not be a pipe leaking problem (suspicious of internal pipes going perpendicular to each other).. a possibility that the floor above you had an overflow of water? anyway, talk to the management office.. they can mediate both ways for you (if the tenant above is causing the problem, that is)

water stain... you can quick fix it, ugly but it works. You will need waterproof Putty Filler :

Get it from Ace Hardware, or HomeFix or wherever. Then get a plastic sheet and cut circles from it. Place a plastic circle at the beginning of the crack, then paint the putty filler over it. Place the next circle over the previous one (make sure there's a slight overlap so there's no gap, then paint over that one as well. Continue until you reach the end of the leak. You'll have to repaint the wall to cover up the filler but after that it should look pretty okay.

PS. I hope you're not trying to trick anyone into buying the property smile.gif

spoke to the management, found out it was d unit above tht has leaking in the toilet, now arranging contractor to fix the leak n do the re-painting, cost borned by the owner above.

Problem is the owner of the unit above may refuse to co-operate ...

Certain condo by-laws will state that the cost shall be borne 50-50.

landlording is a challenging job and most of the time, money is not the only quick-fix solution around..

the know-how.. who to refer to, understanding one's right, etc. are very much lacking..

you see, ts started with "how"(to fix it).. forgetting the importance of "who"(to refer to) instead..

the end result will be the same.. but paths are many.

It is.. but yewkhuay is smarter. I always assume people will know the laws and will challenge me. I guess I learned something here, make the other party pay for it smile.gif

i recommended ts to refer to the management office(for remedy or arbitration) and that was what he did..

so how does the issue of who's being smarter, arises here?

Hm.. because if there was a problem like this, I'd just have fixed it myself instead of complaining to management. It's not an issue, just stating a fact, if there's a problem I can fix, I fix it first if I can. It all boils down to what you said, people who know how to get help are probably better than people who know how to help smile.gif

it's a high probability that you've not encountered this sort of issue in a strata titled property before..

perhaps to you, it's just a complain (another sad piss malaysian mentality being displayed here).. there's prudence behind "talking" to the management and it's another sad piss that you view it so negatively..

my purpose of this thread is just to know options of fixing problem n cost incurred regardless whose fault involved, thanks for all the smart replies and yes, the fools will pick a fight with another, hence the thread will be closed.
