better refinance to other bank coz for existing customer for ur own bank the interate revise wont be much different. YES u can top up ur loan based on the current market value for cashing out some own use. but the rate wont be tat attractive enuff.
For ur case i did suggest u go for CIMB Bank. They do provide ZEC wif BLR - 1.8~ BLR-2.05 ( NZEC ) . Can consider that =)

I would like to understand how in 9 years, the repayment is just RM13k? The interest must be
very very high. blink.gif

I would like to correct some statement here... blush.gif

you cannot refinance to a same bank, you can only request to restructure or top-up.

refinance is when you choose to switch your financing party, ie from Bank A to Bank B.

when it's done internally, its call restructure.

i believe you can request for a top-up loan if you wish to cash-out from your existing financier.

Restructure need any legal fees? Or penalty?
I'm restructuring my UOB loan now for lower rate.
Please help, thanks!
