For me, it depends on what or which shopping centre? If next to Jusco, Isetan, Cold Storage...you can draw expats. If next to hypermarkets....can draw families. If next to Kamdar, Fajar or the Store...while convenient, don't think they would draw the right crowd who could pay good rentals...
Agree with Pai, more upside than downside provided traffic is manageable and security is not compromised.
