 Property next to shopping centres, good investment?

Wondering those properties next to shopping centres eg. 1utama, mid valley, tropicana city mall, curve, the mall, etc...... good investment ?

I'll vote No for Tropicana City - in such a development, I think there's bound to be some security issues for residents..

Tropicana City consists of residence, shopping mall and office tower. I see the Tropics is quite good actually, for investment but definitely not for own stay.

More upside VS downside to stay on top of a shopping mall, IMO. After all, how many of us can claim that we have supermarket, cinema, starbucks all within 2 minutes walk.

This is what I foresee will be the trend of the future. Explains why many developers launch integrated product (Setia Walk, CapSquare, Tropics, Zest, the taman connaught studios, and Viva residency just to name a few.

For me, it depends on what or which shopping centre? If next to Jusco, Isetan, Cold Storage...you can draw expats. If next to hypermarkets....can draw families. If next to Kamdar, Fajar or the Store...while convenient, don't think they would draw the right crowd who could pay good rentals...

Agree with Pai, more upside than downside provided traffic is manageable and security is not compromised.

Agree, the trend works in Singapore anyway. For example, along Bukit Timah road people are happy to rent at high prices to live above Cold Storage. Note, it's not just the convenience of shops per se. These locations also have (usually)

1. good public transportation like cabs, buses or LRTs...
2. ATMs, banks and money changers
3. better security (arguable, but i hold on to my point of view)
4. no cemeteries, electrical transmission towers or some rubber factory nearby (assuming the mall is in the heart of town)
5. a magnet effect, attracting more developments around the shopping mall

The main downside is noise and traffic congestion. But if that's all, what makes it so different from other locations in up and coming prime commercial areas.
