u need to hold your investment for a few years, no matter which development project, if u just bought into it only in 2011 or 2012, its unlikely u will already realize meaningful or significanf gain by end 2013 or 2014, especially when its still under construction, after all, isnt the government trying reduce the speed of price increase o speculation/ flipping ? this is not share market trading. if u still have acquisition power and holding power, perhaps u shld even buy a few more units here at setia sky residence if u can get it today at the same price last year to hold until 2017, 2018, then u will likely make a sizable gain, if not, better stick to share market.

Does anyone know where the exact location of STATION 15 KAMPUNG BARU NORTH is ?

Is it at the site where the 2 Petronas stations are located opposite Setia Sky Residence on Jalan Raja Muda Abdul Aziz ? It looks like the only place where the underground station exit could possibly be...

no problem renting out my unit since 2 months after handover in 2013 May , after paying maintenance and bank installment, i am still get a net profit of <> RM1000 every month.

and my tenant who is an expat is perfectly happy living there and renewing the lease, the family especially likes the recreational facilities and the KLCC , short drive to Intermark for their food and drink, free hourly shuttle bus to KLCC , et cetera ...

i suspect not every segment of the market likes mix rice, and SSR is certainly not catering to people who eats mix rice downstairs every day.

KLCC is a big place, KL is an even bigger place.. I can name many other condos that are not in walking distance of restaurants and LRT, think TR231, Dua residences, those in Kia Peng and U-Thant et cetera. I honestly think that your choice of words reflect your own prejudices than an objective view.

And as a local , I live in a typical suburban area in PJ, i can't get get anything unless I drive for a 5 minutes distance. I don't see the difference with walking 15 minutes or drive 5 minutes from SSR to Intermark.

Maybe I am damn lucky, then I guess the other 70% of owners who rented out their unit are also lucky

Maybe your friend is pricing the rental price wrong, or maybe her unit is not furnished to appeal to the target segment, maybe her unit is on a low floor with poor orientation, or maybe she is is not using the right agents with the right contacts or network or give her high priority ... there are so many reasons why she should not be in the property market....

I should better keep my bag of tricks to myself , And not make everyone so smart. Hahahahah just kidding
