Anyone is staying in lower floor of condo such as the first floor (not ground floor)?
I am considering a unit @ first floor facing swimming pool because of it's the cheapest (the others are out of my budget). It's for own stay & renting out some rooms.
Common sense tells me that it would be very noisy and messy, but I would like to get some information from those who experience it.
Thanks in advance.

yea i think it would be noisy and messy. ppl might just walk outside your condo and peep inside, totally invade your privacy...its better to get 2nd floor or higher...will not be that much different on the price side..

i reckon its not really a good choice although its cheap. unless u don't mind the 'yuet lau' (meriah) noises coming frm the swimming pool area...lol its worst especially if there are parties or bbq's being held there. as for the peeping thing, dun tink it will be that bad since the unit u're planning to get is on the 1st floor, not ground. if u wanna get a swimming pool facing unit, best would be on higher floors (such as 10th floor onwards). even then, i was at my friend's unit on the 16th floor n i could still hear some kids screaming! As I mentioned before, common sense tells me so but I would like to hear advice from someone has experience staying in those units. For your information, I'm looking at a 2nd hand condo where there are limited choice of unit selection. The others are much higher with 30K difference This post has been edited by kimhoong: Feb 22 2009, 02:42 AM

QUOTE(Reformist @ Feb 22 2009, 09:15 AM) Which apartment you want to buy? Maybe someone here from that apartment can tell u how it is. why don't you visit that apartment at different times in a week / day and see if you're ok with it...

Hi Kimhoong,
Well, since u are asking for an opinion - will offer u a very "generic" one here.
1. Personally, have not bought anything lower than the 9th floor before....due to the various reasons stated by the other posters above.
2. However, common sense also tells me that the "tenant" population is larger the higher the floor. You are also able to target a more discerning & more affluent crowd which values privacy.....
3. Lastly, had a couple of acquintances that bought 1st to3rd floor units. In general, they actually face more problems in renting their units out....no suprise here....Too noisy!
4. If u don't mind, where's the condo you're looking at? Maybe the other sifu's here wld be able to give better advice then.
Cheers

Ohh... facing common facilities like pool and playground will have much of noise pollution.. even if its not low floor, say 5th or 6th floor, residents will still get annoyed by the noise.. well i guess that is the reason why the owner is willing to sell it at much more cheaper price that other units... common sense tells that if its selling at much more cheaper than other unit, then be extra cautious and mindful.. Happy shopping ..

Thanks for all your valuable opinions.
For your information, I'm looking at Pelangi Utama Condo in Bandar Utama. The location is good but the price has increased a lot. There is one unit at 1st floor facing the swimming pool at a reasonable price. I will only view the unit next weekend but would like to gather more opinions before that.
More opinions are welcomed.
Thanks.

Pelangi Utama? Increased a lot? Hmnnn.
That's quite high dense isn't it? Opposite Palm Springs, next to Pelangi Damansara>? My impression of the tenant mix there wasn't too good the last time I was there....
I'm quite rusty on that area.....let me check out again......but the last I heard - thought prices were flattish.

I don't know about you but it also depends on the condition and quality of the windows that they are using. Mine is near soundproof when you close the window because they use rubber to insulate the noise. You don't really hear much when you close the window.
There are some cheaper apartments that use the old fashion window (the same type used in school classrooms). Those type practically lets any sound through.

Thanks for the posts and some PMs.
OK, let's compare higher level units (10th and above) and lower level units (1st-6th).
How much different will you accept if you were to choose lower unit?
(For an example, if a higher unit costs RM300K, what is the "acceptable" price for lower unit?)

Personally I'd say it is acceptable if the difference is RM45k (15%) or more based on RM300k being the price of a high floor unit. Noise from pool area is only for a few hours and mostly on weekends. The other concern would be mosquitos tend to reach low floors easier. You will have to install insect nets and avoid opening windows for too long.

I stay in Pelangi Utama BU currently but my unit is 12th floor and not facing swimming pool. From what I can observe, this place is very clean so no worries about the messy part. Noise levels I think its quite irritating coz there is a playground near the swimming pool and there are kids playing and shouting there every time I pass by. Swimming pool wont generate a lot of noise though and you get a nice view of chicks there....haha, plus point for that. I used to stay in another condo facing swimming pool but 11th floor, can only see chicks from far and agak agak they are really chicks but cant get a good look.

Wooorr... unit facing swimming pool and got chicks in the condo... nose sure bleed liao... erm.. the chicks are fat chicks or slim chicks.... for one thing, most old folks would prefer lower ground floor due to worry about lift problem
