Do you have any kids or plan to have children?? If yes, avoid all expensive and breakable furniture. Forget decoration too. No glass furniture and so on. A well decorated house is a bad place for children to play in.

I have minimal furniture in my house. Whatever that I have are solid wood Merbau chair, table, and so on with Italian marble top. They can stand the abuse by children aka scratch and dent. They retained their value because the wood itself is worth a lot of money.

I prefer a children friendly house than a house that is like a museum. Too many breakable stuff.
