 fees for tenancy agreement (shop rental), how much, 4k reasonable?

hi , i would like to ask . for a shoptlot with a rental of 4.5k/month, is the fee of 4k reasonable? anyone know the breakdown of the fees? thanks

depends on location, size, access, population/human traffic

- worthiness depends on the kind of business u are doing

Breakdown of rental :
RM4k - 4.5k is just rental there is no any breakdown

normally u must pay the water bill, electricity, telephone, internet etc. from your own pocket on top of the rental.

i actually meant the fee i pay to the agent. not the rental, such as stamping fee.. how can it all reach 4k? thanks

U mean brokerage fees ?
From the title, I thought you are saying legal fees?

For Broker's fees , equivalent of 1 month's rental per year is 'normal'...but can vary ...esp if demand is very bad in a particular area, the fees can be halved, and tenant also refuses to pay...fees only collectable from landlord.

For legal fees, there is a scale that's a variable of the amount of yearly rental quoted in the tenancy agreement.

Afaik... lawyer charge 1/4 of rental amount...... i.e: 4500 X 1/4 = rm1125.
Its common to ask for discount......i always get 50% discount on this amount smile.gif
Disbursements fees just add max rm500.
Stamping fees based on the rental above amounts to no more than RM500( im assuming the rental period is 2 years)
Total approx RM2k

I seriously question how on earth the agent is charging u RM4k for the Tenancy Agreement.

eh.... or are u getting confused with agency fees??? doh.gif

during the initial discussion, the agent estimated the xtra fees(besides the deposits) to be about 2k, but suddenly went up to 4k , that's why i was wondering whether there's any guidelines for the fees or the agent can simply charge wat they want. thanks for the replies

actually shoplot rental agreements are quite standard, if you know any lawyers just ask them to lend you a sample then do it yourself.

However if you are talking about agent's comission, the standard rate is 1 month of your rental.

most important is what you think. If you think the agent has done a good job then RM4k is not high especially in today's difficult situation, to get a tenant is not easy. Would you rather pay RM2k and leave your shop untenanted for 6 months or pay RM4k for immediate tenancy?
