QUOTE(naleh33 @ Jun 14 2009, 09:37 PM) For PBB, the penalty for early settlement is 3% of the outstanding amount. There is no minimum payment of RM10K as RHB. However, it lock in period will only start after the completion of the project while RHB lock period started once the first instalment is paid. So overall the lock period for RHB is 5 yrs but PBB is 8 years (3 yrs construction + 5 yrs lock period). If you are planning to sell once it is ready, PBB will be a better choice because there is no minimum payment. If you are planning to sell it off probably 2 yrs after the completion, then RHB is the better choice. If you are planning for your own stay, there is no difference then Added on June 14, 2009, 9:38 pmI agreed with you. If is for your own stay, there is no different. Well.. What i heard another story from a lawyer friend, for PBB loan, if you manage to get the new owner to apply PBB loan as well, then your penalty can be waived.. dunno how true..

QUOTE(naleh33 @ Jun 16 2009, 12:07 AM) In the end, you withdraw your booking on the residential unit, right? Near colleges, you have a wider range of tenants. It may further boost up the property price. For those who bought it for own stay, sure is a big NO NO hehehe. Hey Naleh.. i am vested la... and Yes, i hav another unit behind TPM near Bkt Jalil... previously rented to young adults... ok ok only... I clean my unit like mad Now rented out to expat family... rental better.. condition better

QUOTE(aquest @ Jun 16 2009, 06:24 PM) if the c&c does not take off, my PERSONAL choice narrows down to block c (east) especially corner units at both ends, ie zc-xx-12 and zc-xx-?? (forgotten). why? notice that only this type in block c does not have a neighbour facing your main door, hence each floor is less dense and offer more privacy. Yup.. the 1st row that were sold out were zc-xx-12 .. everyfloor from 1st up to 20th.. those 20 units were booked if i m not mistaken by end of last yr..

QUOTE(bbinn2008 @ Jun 20 2009, 11:58 PM) hi guys.. currently doing survey on The Zest. I found that The Zest is developed by the same developer for The Heron Residency Puchong. And the owners of the residency complaint a lot about the developer and the maintenance services. Pls see the link below. http://propertymalaysia.blogsome.com/2005/...idency-puchong/I make a visit on their sales office today. Quite supprising that seeing their units sell like a hot cake... I think the location itself sells than other reasons...

QUOTE(AudiA6 @ Jun 23 2009, 10:08 AM) I wish Zest has those "shining" car park too. But we only pay for RM 250k++. What can we expect? Even the luxury condos in KLCC area which are selling more than 2 million don't have this type of "gadget" Added on June 23, 2009, 10:24 am I would rather suggest the Developer (cause there must be the Zest's sales team / management who log into this website ) to give us an excellent quality on the landscape. i.e. This can be done by planting more japanese bamboo which looks more "class" and to have attractive water features etc. All these will not cause the Developer a "bom" but it will certainly uplift "The Zest" standard. (Message to the Zest's developer : You may refer to "The Atmosphere" sales gallery which looks very "classy" ). Believe me, they r watching... they even told me what i had written in forum

QUOTE(naleh33 @ Jun 26 2009, 09:22 PM) I thought all units are tandem parking regardless of Tower A,B and C? My unit in Block B is having tandem parking layout as well. Don't tell me only tower C got side by side parking I got side by side.. My booking was as early as November last yr

Early purchasers usually have slight advantages (ie pricing, promotion) Side by side parking lots are very limited.. Standard ruling... I am not sure.. you should have ask them about the parking before you place your booking

QUOTE(naleh33 @ Jul 3 2009, 01:11 PM) Are you being too generalized? Do you experience it personally? I do not want to be too prejudiced towards the foreigner/Africans. I am moving in to my new unit soon with a lot of Middle East and African students. Hopefully it is not as what you said. However, about the salesman stating the control rental thingy, I am quite skeptical about it. How do you judge a person before you rent the unit to him/her? Previously, my dad rent a house in USJ to a local family woman. She looked very sweet, responsible housewife/working lady. But in the end, she did not pay for the last month rental and also electricity bill of RM2K++. Never judge a 'human' by her/his 'face' Hey, naleh.. please share your experience with us after few months...

QUOTE(AudiA6 @ Jul 3 2009, 02:29 PM) A large number of the Zest owners are "visitors" to this forum only. I am sure they are observed from behind. Therefore "THEY WILL REMEMBER WHAT U DID THIS SUMMER" Nola... How many of you had really gone thru 106 pages?? Just that the earlier ppl like Kim and others are bz or less active right now.. I had compiled a neighbour list b4 .. some 40 to 50 over owners but didnt update for a very long time... This post has been edited by eugene jk: Jul 3 2009, 03:46 PM

QUOTE(kimhoong @ Jul 5 2009, 02:48 PM) Called my SA on Friday and asked about the sales. It wasn't as good as before due to the higher prices for 15th floor and above and limited units for lower price units. BTW, I face some issue in Housing Loan Head to the Housing Loan thread if you are interested to help. How high is the price tag for level 15 - 20? reaching RM350k for the most expensive ones? I havent been to the sales office for about a month Wah got ballon summore.. so happening Any news on the show unit?? This post has been edited by eugene jk: Jul 5 2009, 03:29 PM

QUOTE(KeNNy @ Jul 7 2009, 12:01 AM) Anybody done any analysis to see the custodians of this place? Young couples, students, newly weds, etc? There's some mixed feelings about the Zest as I'm personally looking at a landed in Kinrara 9. While the Zest opens opportunities & development, I'm also unsure if the place will be ultra-congested. I had given myself a deep thought after looking at this question.. Basically, cant think a place around Klang Valley that is without congestion.. unless working and staying in Cyberjaya.. Even Kajang also got jam along Silk highway Well, as far as I know, after talking with Zest penal lawyers, got to know that majority of the owners are in their 20's, late 20's or early 30's
