I have a few in my mind. 2 condos and 1 terrace ..
1 condo is in bangi, Sri Ixora. Do you hear about this? any info/input? As I know, the price for this one is RM170k++ and will be completed by 2009 or 2010. Size: +- 1025sq. another condo is I am not sure the location but the place is near to LRT station and last of KL land. I left the brochure in car. Free hold. Price is RM220k for +-1096 sq. Completed by 2009 or 2010. 1 Terrace in my mind is Paragon 202 in Seri Kembangan. I heard it is delayed. I have not much information on this. I only read from internet but the location and design are good for me. So, any recommendation on house near to cyberjaya? |

what I heard next year house/apart price will go down.. buying power will reduce forcing the property price to go lower, plus the interest rate might be lower too.. due to economic situation in Msia. (so u might wanna consider buying next year.)
Bear in mind if u wanna buy apartment the area have to be strategic (incase if u want to sell it one day) Get a lawyer who can protect ur interest, if subsales make sure ur lawyer is not from the vendor/seller, make sure the lawyer is not lazy (delaying all this n that) make sure u get the 50% discount stamp duty. (as stated in govt budget) should ur lawyer say the otherwise.. u get him/her to check with LHDN. Do a survey on bank loan.. Alliance bank is one of a good choice with blr -2.3 (1st 2 yrs, 3 n above -2.05) or any other bank that can offer something good/better b4 u commit into signing SNP please apply for loan bank first, It would be better to know that ur loan approved b4 u end up with trouble after signing snp (just incase ur loan not aprove) I heard about an area where its half way (kl and putrajaya) with a good price but im not sure how true it is.. should u want further info i can try to ask 2 of my colleague who stay there.. let me know if ur interested... NEVER EVER STRANDED with problematic developer.. nothing much can be done if u buy a house/apart project abandon by the developer. believe me.. u'll regret paying so much of money end up u'll get nothing |

Hi...Property prices in market are expected to drop soon coz of the economy crisis..at the same time,it would be a golden opportunity to crab properties during such time if you have extra money. But then again, cash plays a big role during these time...best of luck,buddy..

I think the economy will pick up in mid 2010. Secondary property definitely will drop next year as the demand is going downwards. As for new properties, the price will still remain/goes up as the price for building materials has gone up and I don't think is coming down in near future. But for sure the price is stable now.

There has been quite a number of threads on this same topic. Perhaps a mod can pin one of them and consolidate all the posts.

QUOTE(clement8115 @ Jan 7 2009, 05:26 PM) hi, hi guys,Any house to sell in Bandar Mahkota Cheras?.. looking and considering. Good for investment and residence........ Recently we all hv heard of this 'new' saying i.e dont wait to buy property, buy property and wait!. I think there is some truth in that coz when the next 'wave' of property boom is ON we could probably miss the ride. No one knows exactly where the bottom is anyway. A depressed housing market could also presents gd opportunity to start buying provided one has cash buffer of say 6 to 9 months. For investment, yes timing is very important For own stay, can probably proceed n buy if one really likes the property. Hope property gurus here can give more insights on the subject b'rgds |

QUOTE(shaguar @ Jan 9 2009, 01:05 AM) hi guys, i wonder whether people will judge me as a "newbie" investor, because of my status....let's see.....Recently we all hv heard of this 'new' saying i.e dont wait to buy property, buy property and wait!. I think there is some truth in that coz when the next 'wave' of property boom is ON we could probably miss the ride. No one knows exactly where the bottom is anyway. For investment, yes timing is very important For own stay, can probably proceed n buy if one really likes the property. Hope property gurus here can give more insights on the subject b'rgds Agree with the adage above, which was probably brought into popular culture by robert g allen. personally, i believe that economic cycles or timing has no material impact when it comes to investing in properties. But I am thankful that most people think that way. It works mostly in my favour. Again, my personal view - it was never about the timing. Location, whilst being an important factor WAS NEVER the most crucial factor......again, it's tragic that most people don't see that viewpoint.....I don't mean to sound condescending.....but many young investors fail to understand this concept. Oh well, different story for another day. Shaguar..... Some personal advice from an "uncle", if you don't mind.......whether for your own stay or for investment purposes- ALWAYS buy with immediate and instant equity....if not, jettison the deal. Simple as that. Yes, it's always easier said than done.... the naysayers would say it's difficult, and it is..... But once you practice the philosophy, it gets easier......and you'll be happy with your investments. |

QUOTE(shaguar @ Jan 9 2009, 01:05 AM) hi guys, Am no guru, but here's my take on the subject. ANYTIME, is a good time to buy an investment property provided :Recently we all hv heard of this 'new' saying i.e dont wait to buy property, buy property and wait!. I think there is some truth in that coz when the next 'wave' of property boom is ON we could probably miss the ride. No one knows exactly where the bottom is anyway. For investment, yes timing is very important For own stay, can probably proceed n buy if one really likes the property. Hope property gurus here can give more insights on the subject b'rgds 1. Price is right - Maintain yield and ensure decent capital gains upon selling. This trumps everything else. 2. Demand > supply - Its the key to sustainability and the most over-looked criteria. MK used to be a good place for property investment, until someone decide to add 10,000 new units to flood the market. 3. Location is right 4. Timing is right - I believe this often misunderstood and over-looked. I'll give you a real example : I had a fren who thought Maytower Service Residence was a good buy 6 months ago. But he didnt buy back then, coz like many other, he tot' the economic downturn will present more bargains. I argued thats not gonna happen for Maytower ( mainly due to its exceptionally strong yield) but he refuse to listen anyway. As the stories goes : - Last month(5 months after we've 1st discuss this), he finally bought a 439sqf unit for approx 230k. 6 months ago he could have bought a similar unit for approx 200k. But he waited 6 months and he paid his price. - He still think that 230k is a good buy, and I agree ( this makes 200k price 6 months ago, a steal!!! ) - If he had bought 5 months ago, he could have had it zero down due to better MOF, hence lower/zero capex VS today whereby banks r slashing MOF and valuations with fear of a looming property bubble. - He could have got a better financing rate 5 months ago (easily BLR - 2%) VS today. What a big diff 5 months could make This post has been edited by Pai: Jan 9 2009, 02:37 AM |
