Hi guys,

I am thinking to get a house. Is now a good time to get a house? What should I know, consider before buy? do you have any suggestion on houses that near to cyberjaya? thanks.

If u can afford why not?
If u found the one u like, why not?
If u are renting house now, why not u use the money to pay your own house installment?
i think go around the area u wanna buy to recce and see the location whether it suit u biggrin.gif

I have a few in my mind. 2 condos and 1 terrace ..

1 condo is in bangi, Sri Ixora. Do you hear about this? any info/input? As I know, the price for this one is RM170k++ and will be completed by 2009 or 2010. Size: +- 1025sq.

another condo is I am not sure the location but the place is near to LRT station and last of KL land. I left the brochure in car. Free hold. Price is RM220k for +-1096 sq. Completed by 2009 or 2010.

1 Terrace in my mind is Paragon 202 in Seri Kembangan. I heard it is delayed. I have not much information on this. I only read from internet but the location and design are good for me.

So, any recommendation on house near to cyberjaya?

what I heard next year house/apart price will go down.. buying power will reduce forcing the property price to go lower, plus the interest rate might be lower too.. due to economic situation in Msia. (so u might wanna consider buying next year.)

Bear in mind if u wanna buy apartment the area have to be strategic (incase if u want to sell it one day)

Get a lawyer who can protect ur interest, if subsales make sure ur lawyer is not from the vendor/seller, make sure the lawyer is not lazy (delaying all this n that) make sure u get the 50% discount stamp duty. (as stated in govt budget) should ur lawyer say the otherwise.. u get him/her to check with LHDN.

Do a survey on bank loan.. Alliance bank is one of a good choice with blr -2.3 (1st 2 yrs, 3 n above -2.05) or any other bank that can offer something good/better

b4 u commit into signing SNP please apply for loan bank first, It would be better to know that ur loan approved b4 u end up with trouble after signing snp (just incase ur loan not aprove)

I heard about an area where its half way (kl and putrajaya) with a good price but im not sure how true it is.. should u want further info i can try to ask 2 of my colleague who stay there.. let me know if ur interested...

NEVER EVER STRANDED with problematic developer.. nothing much can be done if u buy a house/apart project abandon by the developer. believe me.. u'll regret paying so much of money end up u'll get nothing

i think it's not a good time because the prices of material has went up.

i bought a single storey terrace for RM128,000 the developer told me the new phase will cost RM138,000 but similar to the old phase

do you think with this kind of economy situation the materials will go down ? simple, just compare how much a terrace cost 10 years ago and now. everyday kept rising..

Hi...Property prices in market are expected to drop soon coz of the economy crisis..at the same time,it would be a golden opportunity to crab properties during such time if you have extra money.But then again,cash plays a big role during these time...best of luck,buddy..

Is the matter of . buying completed property or on the middle of completion .
I choose in the progress. at least after 3yrs , economy situation is slightly better than now.

I think the economy will pick up in mid 2010. Secondary property definitely will drop next year as the demand is going downwards. As for new properties, the price will still remain/goes up as the price for building materials has gone up and I don't think is coming down in near future. But for sure the price is stable now.

Don't like Subang, especially USJ areas. Traffic jam is super duper terrible.
