IOI going to build Semi-D factories (60 x 141sf) and (60 x 120sf) beside tiong nam....
the price haven come out yet ...

Is there demand for this kind of medium factories?... my main purpose is to invest...i check from the sales girl...the rental can only fetch ard 3k.

survey at the surrounding area will do, call the agent,...

average rental rate is about 70 sen to 1 psf .
Rental returns for industrial unit not very good in jb esp. for the SMIs.
Lots of SMi cabut from jb

You stated that your purpose is investment.
So, you will be looking for capital appreciation and/or rental returns.
Appreciation seems remote...just look around you, there are soooo many vacant industrial units all over the place. Rental which i quote earlier is on the optimistic side.

gone are the days where the johor and JB economy were buoyed by the SMIs which shifted from nearby spore. That was before the emergence of China and Vietnam.

Just do your maths. What is the proposed selling price? What is the built-up? Who's your prospective tenant ? Kempas ada banyak 'back-yard' style factories operating without problem from authorities. These will be your competitors.

With the global slowdown, many businesses will be affected...what about your prospective tenants?..

If you really want to buy industrial units...scout around the existing units...am sure u can find some desperate and fed-up owners who just want to cash out /...
