I've been doing some survey over the past few months for a small intermediate lot factory that I need to use :-

1. Subang 2 - around RM350k for 1 1/2 storey intermediate lot - 22 x 80, rental +/- RM2k-2.5k
2. Glenmarie (near Auto Bavaria) - around RM270k for 1 storey, RM315k-370k for 1 1/2 storey (converted from 1 storey lot) - 20 x 60, rental RM1k - 1.5k
3. USJ (near Giant) - around RM300k for 1 storey (20x70), rental +/- RM1.5k

Which area holds the best value for capital appreciation or is it better to rent first and wait till next year for some lelongs?

taman sri muda have, more on factory bcos the design quite bulky...
the building built but no ppl move in yet...

but better be prepare that ur factory may surround by new auto mechanic shops...
bcos 90% of the old shops at the area are involved about vehicle...

haven't been to sri muda.. why do u recommend that area if nobody have moved in yet? To me a deserted place is dangerous for theft. What's the average factory price and rental there?

deserted place? the place developed almost 20 years... there always traffic jam during working hours, the shop area always flooded with sick cars & modded cars and near to Kesas highway and kampung jawa...
the shop lot just newly built, why no ppl move in yet? no CF yet lah...
shoplot size is 30X100, believe that the price definitely more than RM400k+ easily...
theft cases? yes there have, my bangla neighbour robbed by indian while walking. but never heard house break in cases so far and police cars will do random scouting around here when midnight...

Thanks for the recommendation gk, will check it out if got any good deals. Recently I saw an ad for factory for auction in puchong 300k for a 350k lot.. but when I called the agent said it was sold already..
