Went there to check it out...dibs only for those who sign before 31 dec 2013. Anything after will hv no dibs coz govt ruling they said. I think people opted for the semi d coz the price of puisi end/corner lots almost matching the semi ds.
The ID in the show unit could've been better but the hse is huge....master bedroom, family area. |

Total 28 units. Taken mebe 7/8 like sycluap said. Corners all taken. Can see serene heights(uem sunrise) from the semi d. U went to sycluap?

If I'm not mistaken, inp plans to construct a perimeter fencing for all dssd once the latest phase is completed. The first phase owners all signed in agreement to this

That's why they hv the water tank near ilmu 2 to mitigate the higher level. The water tank is completed but still not operational. I'm not sure about the earlier phase of the semi d, but ilmu 2 comes with a built in pump.
I think the jam is ok la....jams in kl or going out from usj/subang much much worse. When it floods, it's still passable but if u want there's an alternative route thru gmi n comes out at sg tangkas. Whatever it is, local authorities n developers need to find a solution to all the above since a lot more development is planned |

That's why inp did the show unit with id and all...coz sales were slow. Now, expect some activity. Same thing happened with the first phase dssd...

Comments from kamilnu very shallow, perhaps first time in alam sari.
1.Correct me but potholes, uneven roads are under the local councils area n not inp. I do enjoy the shaded trees lining the road coz u don't get that anymore...unlike potholes, they're everywhere. 2. The uneven main road is only one side ie leading towards the roundabout but not after the roundabout and when exiting alam sari. Why ah? Alam sari has only one way in coz it's surrounded by ukm, gmi and palm oil(soon to be serene heights), so cement trucks and lorries sending construction materials use this road. The uneven part is only 20-30 meters ie short la.. No point resurfacing the road when we hv overloaded lorries plying it 3. It's an OPEN field. This is not anfield, Stamford bridge or old trafford. Even our FOOTBALL pitch in stadiums get water logged when it rains heavily. Kids/teens seems to be enjoying the wetness and being outdoors. |

I don't think they come with alarm n water pump except for ilmu2. I don't face any low water pressure tho

Inp is delaying the launch of 5p2 due to pricing n not due to permit. They wanted to jack up the pricing to almost 750-800k for an intermediate unit(make profit la)but wasn't sure of it due to a lot of factors....people cannot afford is one of them, the attractiveness of other developments nearby etc

I can bet that inp really wanted to raise the price for puisi 2 but I think the market isn't ready for it yet. The last significant increase was when they launched ilham 3 and iltizam terrace series around 600k if I'm not mistaken compared to the clusters at 480k. That's why also they can't launch ilmu 2 higher than ilmu 1 but I can confirm that ilmu 2 has better finishes inside out...

They are widening the roads in front of ukm and the surrounding areas leading to ukm. Mebe I'm a little selfish(hehe...)coz I don't want alam sari to get crowded, so I'm fine with the existing road. That said, mebe i will change my mind a few years down the road

Yup, I think they serene heights will use he same road as alam sari. But I think there will be another entrance into serene heights from lekas highway...setia Eco hill is on the other side of lekas...

Dunno...I think same difference. Mebe one is to check for defects n the other is to check the qty of eg power points, fan points etc

Well miaopurr, count ur blessings that it's happening now...at least they can rectify it. The piping in My neighbors m/bedroom toilet cracked/leaked and it affected the plaster ceiling n wall at the main entrance.....wait for it....5 months after warranty period over.
