without flipers and investors, there wont be any houses for you to buy also.......

if developers cant sell 70% of their stock, they also wont build anymore.

One cant survive without another.

The thing is there are still group of people who buys subsale  hmm.gif

maybe that subsale sellers sell their house below market value sbb tdesperate nak jual..  mmg zalim yg borong flat then jual mahal balik

there are many people made their handsome money elsewhere than properties therefore they dun mind to pay market price for property that they can feel, touch and know exactly what they will get.

as for lower cost flats and etc....gov needs to do something to stop people from speculating prices.

But for medium or lowcost flat, there are buyers who can afford to buy it, but turns out these flippers mass purchased and resell at higher price.

its good that bank negara interfere with new rules guideline and tight loan approval

low cost and low mid cost properties are usually income tested........and buyers cant own any other properties already.
cant stop people from using other people name to buy.......but for low cost flat....they do check after vp if the rightful owners are living there.

mid cost housing, yes....many speculators are involved. But what stop you being a speculator as well?
