 Refinance home loan within lockin period, Is it a wise move?

Would like to know how to renegotiate with bank to lower the interest rate? Any tactic? Knowing banks, most likely they'll just reject 1st.

I just had a discussion with my colleague in regards to Alliance's mortgage package. And from his news, his sales agent is telling him that he was among the last bacth to have the -2.2% for the first 2 years, and for the rest of the tenure is -2%.
btw, his loan was approved early last month.
And his agent is also telling him that business is tight as the bank's shutting the tap also. Now it's like 10% approval, i.e. 10 submissions only 1 approved.

Just an infor to share since I just get to know about it.

I found out that latest refinance package offer from EON bank is BLR-1.6% x 1st 8 years, then BLR-2.4%. Lock in is 8 years, penalty is 5% of initial loan amount. BUT best thing is with this package, they pay your penalty for the refinancing within lock in period (up to 3%) and zero-entry...ie pay your documentation fees(loan lawyers etc) too. Apparently this promotion is valid till end December 2008. So far, no other banks can beat this in Malaysia.

it is confirm that the package that i stated in the above can get BRL-2.2% for the house loan RM100-RM300k. this is confirm. we can fight for the rate to be higher but no guarantee..
