Guys need your comments;

I'm planning to buy a condo at bandar sri permaisuri..It is a vista tasik (freehold) price quoted is RM 240k for a 1000 sf size.

Is it worth buying ?

I plan to buy this condo for stay not for investment...

Another thing, is there any different buying a freehold or leasehold properties especially for apartment/condo?

yeah, it is a vista tasik at bandar sri permaisuri cheras.

there are alot of apartments around this area plus there will new shoplots opening soon...

but i'm not sure whether the price is a good buy considering it is only 1000 sf...

low-rise condo (and the only freehold property in bdr sri permaisuri at the moment), i would say it's a pretty decent place for own stay. it's a bit further away from the said area of high density, i would say it's a decent length away from the crowd actually. the density in the condo itself will be low, which is all that matters anyway if it's for your own stay.

couldn't comment a lot on the price, but vista tasik condo's units usually sell at 220k-290k, depending on the size, so i would say it could be a good place for you. but in the end it's all your preference.

these days people don't really hold that much importance of free- or leasehold. of course if you can get a freehold it's a better choice, usually at a slightly higher price compared to nearby developments which are on leasehold. the only thing that matters is whether the property is what you really want. if it's freehold it's a bonus.

Hi Fastgrab, im planning to buy vista tasik too end of this year. now nego with the price. Have you bought the unit already ? it is a free hold... for me, the place is really convenience and easy to access to anywhere.... and safe too compare wit those high density condo. If you already bought it, may i ask yours one is which block ?

I almost fall for this place.. Low rise, good maintanence and the guards are friendly.. I did engage an RE agent and visited some units.. I didnt get a unit there bcos I am no longer working in KL smile.gif ..

My aunt stayed there for few years already and she is satisfied with place..

Being the only Freehold residential area there, its a good choice.. you can see rich ppl staying in the condo.. (Merc and BM park at the covered carpark)

Its near to LRT.. not to say very near but the distance is just ok..

The area is still full of greenary.. New shops and commercial areas are mushrooming..

Just beware of those units balcony facing the lake.. that is sunset direction and the lake will propagate heat to ur unit.. but if you dun mind and install tinted glass, or thick curtains, den those units are actually very nice.. Go for Level 2 or 3.. if you choose level 1, your window will be facing the roof of the covered carpark..

my brother has a unit there. good buy! low density, the strata title already issued, low density, very efficient and tight security, mostly owner occupied so u dun see "funny" ppl in out the compound. Management is doing fine too.

It is good for own stay. And yeah, driving distance less then 5 min to Cheras LRT station... thumbup.gif

vista tasik is a good place to stay...i myself has been staying here for over 5 yrs...
it's quiet and peaceful...buildings and roads are well maintained...lots of greenery...
the only problem is parking as most units come with 1 parking...for extra parking, have to rent through balloting held annually..
btw, aeon jusco is coming up in the area...

Wah.. din know that there'll be a new Jusco in Permaisuri. May I know where is it located?
I have been staying there since early this year. Bought a unit at 222k..the smallest unit though.. very satisfied with the greenery and the proximity of the condo to every corner in klang valley thumbup.gif

Wonder how much was the property when it first launched. Can anyone pls shed some light on this? hmm.gif

Permaisuri is booming.. no doubt it is still an affortable place with KL address..

Honestly, price has been quite stagnant for pass few years, but with the up coming shop and commercial area around, might change the story smile.gif .. VT is unique for being the only freehold around..

i bought the smallest unit from developer at around 140k. my friend who bought a neighbouring unit made a cool 60k profit when he flipped upon completion.

my neighbour is renting at 1k/mth for a 1000sf unit.

If it's only 1K per month for 1,000 sq feet - the property is a dud from an investment perspective.

your loan installment will already kill you. Just my 2 cents. wink.gif
