Recently while reading some of the ID magazine, I came across a very unique 'brick house' in seapark. Future reading through it, I found out that the owner has turned it into a guest house, renting it out to people who would like to stay differently.

How many of you has stayed in a guest house when travelling? Do you think this idea will fly? I know it is a very niche market. The daily rate that the owner charges for his room is quite high, RM160/day or RM640/day for entire house. If you can rent it out several days a month, it is already more than renting it out for a month. A normal DSL would only fetch 1.5K/month.

Of course, it is not easy to rent out, since it is such a unique thing.

I am thinking of turning my house into one. :-) I want to sell mine house, but the market is so bad that I don't think i can make any money at all, virtually not much appreciation after 3-4 yrs.

Some questions:
- do you need some kind of license? hotel license?
- is it a tough/tedious job? can I run it as a side job?
- do i have to worry about theft?

Any input? Anyone with similar thoughts?

It is a good idea and there is demand for it

Think backpackers

Post it onto travelling sites or backpackers sites.
Provide home-cooked malaysian meals and malaysian style of living.
Most foreigners doesn't know how we live, so it is a good opportunity to do this

Many others are doing this too. Some do it for free and advertise it online in one website...that I forgot what it was... doh.gif

what do you think of a place in puchong? Here is my worries. I thought if you target backpacker, they would like to be in town. Puchong is kind of far. Do you think local would stay at such place? Or, it is mainly for foreigners?

Must you have someone to live in that house? like a butler.

PS: are you into macho men?

There's definitely a market for this. Im getting queries every week from tourist who wanted to rent my studio's for short term. i've got like 5 queries this week alone. Is it holiday season alredy?

WOW! How did they find your studio? Are you doing anything like this? Are you studios mainly in KL town area? are they foreigners? What is the rate that they are proposing? (sorry for all the questions)

THe property tht I have now is in PUchong, rather out for tourist who want to visit all the tourist sites. BUt it is quite convenient, very close to food and shops. Only draw back, no LRT, no tourist attraction.

Yup, all in town area and near to LRT/Monorail. Highest offer I've gotten so far was 2.8kp/m (Approx 40% of 4 star hotel room rates) which I declined as I opt for longer tenure ;p

Think its gonna be hard to pull this concept in Puchong.......coz no monorail and LRT around.

probably.........however tourist will have to solely rely on cabs if its Puchong and cabs aint cheap (our bus system blush.gif ). A bit hard to lure budget consious backpackers if they need to pay RM20-RM30 on cab fairs everyday coz they might as well top up a bit more and stay in a 3 star hotel in KL.

If cenral KL, it makes more sense as they can either walk around, take LRT or cab (still cheap coz its aleady in KL).


Thats my 2 cents but I have been proven wrong in many, many occasion so its worth trying biggrin.gif

True it makes more sense, and it does. I don't see how he has a choice though. I haven't received his address, so I can't even check out the area to see what can be done tongue.gif

The place is in Wawasan 2.

Have you heard of the brick house at seapark? I guess its advantage is a near by LRT station. I guess if I am to do it, it will be really niche.

Just wanna gather some thoughts of others.
