Hi guys,
Wanna ask your opinion on Millennium Square at Petaling Jaya section 14. Any owner here? Was wondering is it's a good investment. Currently , i got an offer of Rm280k for an unit here. Hope you can share here!! rclxms.gif

think the yields are not bad for the smallest unit (+-900sqf@220k). Very convenient and with LRT nearby, cant really go wrong if u r keeping it for long term. But at 280k its not really that cheap though. smile.gif

Where you got the info of 900sqf@220k? Very hard to find unit for sale here. Ya i agree that 280k is not cheap. waiting for another month and try to negotiate the price with the owner by then.

your place is good for invest but the price u get for this unit is slightly higher. maybe you should try to nego with the owner

anyway, it is a good place for invest (my personal opinion)
coz utar student, workers like to stay there, find a tenant would not be a problem
and there are a short cut for resident direct go to the lrt station...
but make sure ur rental is enuff to cover the installment
if 3 rooms, at least can get back RM1200 rental...

but rm1200 rental for a property of rm 200k above is quite or almost negative cash flow. i think 180k loan a month also must pay close to RM900-1000.

How much is the maintenance fee 0.20 or 0.30 SF?
And PJ assessment fee is also on the top side. I think have to really calculate to even brake even.

yup, maybe it is almost or negative cash flow, but how about after 30years? i means after finish paying the installment.

the property still belong to u, and u can "untung bersih" from the rental.
the rental in pj at that moment not only RM1200 anymore...
the rental keeps rise up today, somemore is the property in such "good location"

how many years left for the leasehold?
if less than 70 years, try to negotiate with the owner by this point...

above are my personal opinion, anymore info or opinion also can share...smile.gif

yes...that would be ideal to own a home after 30 years for "free"
But i hope you have spare cash in hand cause, there are many things to consider.

If positive cash flow then the cash you generate positively would ease you as you know, u need to repaint, fix or repair wear and tear if fully furnish u need to update electrical goods from time to time.

All this comes without warning, if negative cash that means u gotta fork our from your curent pay and i have seen it does affect the person.

Another thing is PJ rental on the rise? I tell you from true story ya....now bad times and as you know u cannot predict good and bad times. Tenants in fact now have started to demand reduction due to this climate.

All in all my view is....for investment it has to be positve cash flow or else your current lifestyle will be affected and knowing humans don't like to move from comfort zone!!

Not sure, but I know PJ8 studio owners now asking 1.8k-2k per month for rental. Amcorp studio's rental has dropped a bit to 1.6k-1.7k levels.

So honestly doubt that Millenium Square rentals will drop as the current rentals IMO is quite afffordable.

anyway, pretend i m a worker or students here, i m surely find a room in millennium squash.... walking distance to lrt, safe ( i means got guard house lar), clean and new environment....

u may do more research b4 u invest it anyway....

I own one, bought during launch in 2003 at 186k for 947sqft unit. Lived there for 6 years. Now, rented out for rm2.1 per month. It's being maintaned nicely so far, very strategically located. But the commercial units at the lower floors are not doing well.

Security wise, think they are quite good too. The management is quite strict now on getting tenants to pay up fees, so I hope maintanance will be improved further. Funny also, to me residential is doing very well, I heard one lady did up her unit very nicely and managed to even rent rm3k+, but commercial units fail hmm.gif .

What I love most about my old home is the walking distance to LRT. But you won't be happy with the smell that occasionally comes from the big drain (or is it really a river?), but Piccadilly which is just located above it is always full to the brim especially during weekend.

Hi rfm! Ex-Millenium owner here and fellow forum mate back in year 2005 I think. Nice to see you here and to see this Millenium topic back in action rclxms.gif
I too was a buyer during the lauch of this project. Stayed there immediately after VP for 2 years (LAD was paid due to late VP), rented out for 3 years @ Rm1800 a month @ >10% Yield (tenanted at all times) and sold it at a good profit in year 2010. All in all a great experience and a great investment.
Glad to know the maintainance is doing well. I highly recommend the units facing KLCC! But must be higher floors. You can actually enjoy a beautiful sunrise coming out of Genting direction. On a clear day you can actually see Genting and KLCC. No kidding!
From the start I think the commercial part is doomed due to the bad Feng Shui of the river + HTC + LRT + septic tank. Yes, only a couple of the eatery shops can sustain.
The residential has been doing great. Walking distance to the LRT is defintely a plus.

At almost 6% rental yield, isn't this still a good buy comparing to almost most other properties out there? Do your math.. for rental play, I think is still alright!

I am searching for property for own stay and saw Millenium Square. Need a place to park my car and yet able to walk to LRT to go KL sentral work.

Is there any unit that has two car parks? So far most for sale has only 1 car park

Hi chiefy, it's good to see you here again. Yes, agree with your "great experience and great investment" rclxms.gif . I moved to a bigger place as family is getting bigger. Immediately rented in out to an expat colleague for rm2k. He left on Sunday and today I got people coming over to view the house and agreed on rm2.1k. But I have not decided as they are batchelors. But overal, I'm happy with with the fast response for rent demand.

Bought the cheapest unit during launch, lower floor so no KLCC view for me. Only have that view at the lift area. But took the east side, and really enjoyed the morning sun, and less noise from the LRT. With LRT just minutes away, we managed to have only one car and that's a lot of saving for us.

Each unit comes with one carpark, but my neighbour is renting from the management at rm100 per month. I'm not sure if carparks are available for sale.

I use to rent an additional 1 carpark from the management as well although each unit comes with 1 carpark. The carpark rental is reasonable compared to buying 1 Lot. But I don't think there is a buying option anyway.

Chiefy, just to add. Since my unit is vacant now, I was there today. I asked my student to come over for a discussion, as I'm on long leave. After calling me to verify my guest, the guard even escorted him (a big burly, 53-year-old Iraqi) to my my door. I was impressed, so I believe the security has been improvised a lot.

i own a 949sf unit which is on lease at rm2000, have been increased the price for 6 years as the tenants are great albeit there are asking for rm. I am very satisfied with the management of Mil Square, they have kept the block clean, safe and getting increasingly more robust now. I expect the price will appreciate further given the location and prudential management, location albeit with 90 years remaining lease. My unit is open for sale now but not in a hurry until a satisfactory price offer as it is giving me very good passive income.

Just a little more update. My new neighbour who bought one unit a few months ago asked to buy my 947sgft for 450k. My other neighbour who are renting but looking to buy was offered rm500k for a unit on the highest floor with the same builtup. Still in good demand I guess.

I'm doing a short-term rental for my vacant unit for 3 months now, and I got 9 completed bookings so far. Pretty good as well to me.

I saw a post from iproperty, 887sqft and asking price was 450k... Its quite high and I'm thinking whether to wait till june of this year as Some investors predicted that property price going to be drop. Not sure it's Rumours or not..

Enter to a visitor lobby even if you are resident, you have to use old skool way for a modern condo in 2016. There is no security access card to enter inside the lift or to scan in the elevator but you are using ID Resident card with your photo for Security Guard to show them... for RM 30.00 is way too much + RM 70 for a deposit.
When you enter, you have to use an old skool small elevator and press to 2nd floor. Not your house floor. You will reach to a lobby then again you have to pass through a hallway until the far end. When you reach there, you have to use an elevator again to go in your unit floor.
In case of emergency, this is a bad for a modern condo unless you use a car, you don't have to go through all these 2 separate lifts.
When you lost your resident card or you need to apply new, everytime you enter, you have to call a person to fetch you downstairs and jot down his/her details. But us, we have to go and call the owner of the apartment even in the middle of the night. Coz the security won't trust you which I understand. But through all this strict rules why not implement a scanned security access and use it in the lift. It is really incovenient.
2nd, due to undisciplined foreigners, they like to throw thrash outside their windows. So you can see debris and trash caught on neighbors roof and some of the condo awning have holes already because of the impact from the trash that was thrown out. Those landscaped gardens, few rubbish on the ground. Everyday, the maintenance have to sweep and collect the debris. Except those caught on top of water tanks and roofing.
It is really disgusting and to think that the trash bins are available on every floor.
3rd, if you are a local and love peaceful environment especially your rest day, be prepared for noisy Africans and Indians who talked on their phones or with each other very loudly or slamming/banging of doors. I am not a racist but I can only hear them in particular at wee hours even different block and infront of our windows. You can hear them from a distant as well.
Locals like to 'borak' loudly at mamak or pasar. So at home we really love peaceful and quiet living.
It is a luck for you if you have a clean and peaceful neighbors for this condo.
4th, there are little cockroaches inside the lift, outside the hallway and even outside your house door. Few are coming in especially during hot weather and after 7 pm, they are feasting and running around. Will move out soon once I found Menara Jaya or other condo worthy to live in.
