Hi everyone...

I have made booking for Setapak Lake City Condominium Phase 3 but I am not too sure whether this condo is good for own stay. Actually I’m looking towards safety issues, values of ppl around the area, location wise on working place and also the environment.

I wan more opinion on this condo.. Im in the dilemma now.. 3 banks have approved the loan, but im thinking of other factors such as security, environment, location wise, etc as this condo will be my first house..

since it is condo, all the aspects should be in the bright side, such as have gym room as well...
but the maintenance fees for all the facilities may cost u a bomb... may RM350+ per month or even more...

Any latest feedback?I heard there will be Parkson,Plaza Crystal Villa, and LRT will be build soon....My friend told me currently the condo price at RM270K for 1313 sq feet...Is it worth it?How about the reputation of developer?I heard the Platinum Walk and near Taman Melati MRRT have quite a good restaurant....Sate Kajang,Nasi Lemak Antarabangsa,Old Town Coffehouse...What u guys think?

As i know only a few units left in Phase 3 and Phase 2 fully sold. If you don't mind lower floors and bad view units, there are very few left. This is one hell of a mega project by Platinum Victory. Tesco also is coming soon next to Phase 2 according to the salesperson.

All those who bought the first phase are smiling happily. Bought at less than 200k, it is now valued at 270-280k and with Tesco coming now, it might just hit 300k.

I am staying in Wangsa Maju (for 5~6 years) and for own stay, I really do not recommend it.
Reason? Unless you are a college student, there is no reason why you want to stay in a student-populated area. No offence to the students but the price for this type of areas has been shot up for investment purpose.

If you are buying it for investment, I have no comment because personally, I think the area has been overloaded with houses, condos etc... whether it's a bright idea to continue investing in property-leasing (targeting the students), I do not know.

I agree. The property price can no longer go up. But if you wanna stay there, the convenience is awesome.
And of course, make sure its walking distance to TAR college and LRT. If not, forget it.

One thing to add.

Although there is a LRT station in the area, Wangsa Maju/Setapak isn't really a "strategic" area in Klang Valley. In fact it's in the most north-east of Klang Valley stretch. Besides being one of the nearest to KLCC area and Genting Highlands (if you think it's an advantage brows.gif ), basically there's nothing left.

Note: recently (since this year), I notice a sharp increase in vehicles traveling from Wangsa Maju to KLCC during the peak on-off office hour doh.gif I have to start my journey much much earlier but still shakehead.gif

Imagine traveling to KLCC from Wangsa Maju takes 1 hour when my colleague from PJ takes 45 minutes. It really does not make any sense considering the distance rclxub.gif

For your information, I'm looking for my first home purchase and I have already ruled out this area.

IMHO. setapak is the only logical area leaft in KL.
yeah if you very very very lucky you drive from klcc to pj takes 45 minutes.
on normal circumstances a drive from klcc to pj takes me about 1hour ++
(dont use the smart high way)

setapak has less toll that any area in the klang valley,
not so congested
many lrt lines, and the most important is that the cost of living is slightly lower than anyother parts of the kang valley
but is significant if compared to PJ.

yes some araes has its pro's and cons but choosing a place to say is just a balancing act.

and if u drive to klcc takes 1 hour means u using the wrong road dude.
use AKLEH. only 30 minutes

hi all, allow me to make some comment about this area as i stayed there before. However be careful with my comment because i also bought phase3 for investment purpose. Therefore my comment might be bias. Anything wrong don't sue me tongue.gif

Pro:-
Rental yield in this area consider average. Roughly property price of 200k can rent at ab 1k (just a proportionate calculation)

Its Chinese area (personal preference, do not mean to insult any other race. Sorry if you feel offended)

High occupancy rate (Student area and also lots of young working adult)

Cheap living expenses if you stay there. Its one of the place near KL which offers the cheapest food, not to mention the varieties of choice.

Extreme convenient public transport (buses)

About the LRT station ..... no comment let them build first then only talk. However i can't imagine how from the putra last station can connect to this area. Seems quite impossible. Don't forget there are a lot of "proposed LRT" project in KL which are eventually never materialized.

Tesco? No comment also coz its "proposed" from the last time i heard. From what the agent told me gave me the impression that tesco is located in the "inside" direction which is near to Jalan Langkawi. Seems like not a good location interm of facing direction but in term of population, definately yes because Setapak- jalan genting kelang will be one of the most crowded area in KL. But....... wait???? what about Parkson? its just a stone throw away..... Is it logic to have another Tesco? Do post in the forum if there is confirmation about this plan.

Parkson .... should be quite confirm (at least 80%), i seen them start doing the piling and its published in news paper before. Therefore i expect lots of commercial areas nearby.

There is a "water reserved area" where hopefully the air congestion in this area is limited too

I have visited almost all of Platinum Victory's project, considering the price they are selling. I would rate the quality above average. However I have never seen their financial statement. Therefore have no idea about their financial standing.

Cons:-
Its extreme jam area. When i used to stay there 2 years ago. Average time to drive to KLCC in the morning is 45mins (maybe i used the wrong road). Therefore in the next 3 years, will be even worse. However there is road expansion along jalan genting kelang. Personally i think the bottle neck is nearer to Jalan Pahang (From Pizza Hut all the way to Perodua) where its not possible to expend unless tear down the 2 rows of old shops (these old shops has no car park in front of them, usually used as warehouse but also has some used for retail business).

This place will be one of the most crowded place in KL. You can drive around (desa setapak, genting kelang, sri rampai) to calculate the number of residential units and try to drive from Wangsa Maju to Bulatan Pahang, then u will know tat even the new road expansion will not be able to cater for the increased in number of population. Therefore i expect commercial activities within Setapak will be great as people will prefer to travel nearer to avoid jam.

Personally, i think its an extremely good place to stay for students and young working adult. However maybe not too suitable for people whom are looking to start family although there are still many family staying there.
