Hi everyone...
i just made booking for Setapak Lakecity Condominium Phase 3.
I just submit all relevant documents and waiting for the bank approval.
I'm planning to stay there and i bought 4 rooms at block b which cost me around RM260k.
My house is facing pool view.
I just want to know..is it the condominium is a good place to stay?
and how long do i have to wait to get the bank approval?
and can i get 95% home loan for first time buying property?

i think not worth it. i think the lease title only left 8+ years. High density cause now is phase 3 that every phase more then 600 unit. 600*3=2400.damn jam for 1 entry. I dont think you can get 95% loan. Maybe u can withdraw your epf or take a personal loan?

erm, 600x3 = 1800.

the way i see it (i saw it, perhaps) the concept for the project is solely for rental business targetting TARC , 4rooms in a unit made the living hall so small and the bedrooms are oso, not big.

just my 2cents , based on my last visit during the phase I n II.

ya. whole unit can fetch about thousand plus if rent out.

Phase 3 is bigger - ranging from 1300sf - 1900sf and the price starts from RM218k. I'm not sure if it is a good buy or not but my friend bought phase I and quite happy with it.

btw, is it already launch?

if it is 218K up then is not a good buy dy, rental yield not tht good. unless u r talking about buying b4 launching at discounted price.

u can get 95% margin of loan from islam bank ..eg, Affin Bank =)

as far as I know, 218k is the price b4 launch for the 1313sf.. or anybody else know about the real proce??

I bought a unit 2 weeks before the launching for the 1313sqf (type Bb) at RM238K with free 1 car park and free S&P. I know they increased the price after launching date (I'm not sure how much), however today I went to collect my S&P and the price for the same unit is in between RM274K to RM284K depending on where the unit is facing. Those facing West is slightly cheaper and the last to go as told by developer. I'm not sure how many units are left still, but I'm pretty sure they're still unit available coz the developer tried to convince my friend to get a unit.

i just paid for booking for the phase 3 condo...
from the sound of it.. more negativity comes to play then positivity..

oh yeah the lot that i booked is one of the last few ranging from 280k and 12k for 1+1 carpark.....(type B) 1313sqf(or is it 1351sft as it was stated in my booking receipt 1351sft) highest floor, 4 rooms lot.

i know the place have such a high density but come to think of it... jam is everywhere.. currently working in bangsar but stayin in PJ area.. am comfortable with PJ but for that amount of money u can only get around 800-925sqft... plus the jam is just as terrible there as well smile.gif

but that's just my point of view smile.gif

am looking into more replies and info..

am worried as well as this is my 1st purchase property as well..

280k... you definitely can something decent (mid range) with built up above 1000sqf. I have a friend who's selling his place in Suria Damansara, asking for around 250k for 1333sqf... just an example...

before starting launch is RM245 with 2 car park and air cond
i last seen is RM280 with car park.not worth buying...if after launch
it is marked as medium cost condo...
all units sold out
and i also found out got owner paid deposit havent sign SnP
he bought at 245 and want to sell at 268.still below the market price
but if u wanna buy u have to fork out around 50k cash...

if can get cheaper than 245k i think its a worthwhile investment.

before launching is 238K + free 1 car park + free S&P. I bought a unit type Bb1 1313sqf at 11th floor for that price. I was just lucky that I past by the show room 1 week before the launching date. They increased the price after the launching date and also there is something about government no longer control the prices for steel etc, so under construction property price increases.
