Since you've got your house keys, please check for defects in your house so that you can report to the developer to fix it if there is any. Is it a new house ?

Do things one at a time. If you need to renovate, decide on how you want to renovate and the style that you want so that you can pick the proper deco and furniture. If you can afford it, might be good to hire an interior designer ....

but this is not a new house. it's a sub-sale unit.
however, it is a complete empty unit, meaning there is nothing inside.
I have to do everything from scratch. n my problem here is I dunno where to start. what to do 1st... shd I start painting my house, polish my tiles, or fix the lights 1st???
by the way, i still haven got any quotation from anyone, coz I just got my keys. So, i guess d 1st thing is to get the quotation.
anyone know any contractors which is reliable n can perform most of the job?

Sorry, cant help you out on the quotation.

If there is nothing to fix or renovate, then you can start painting the house. Then only do the cleaning.

The usual steps i suppose based on my experience is renovate & fixing, partial cleaning/painting, then full cleaning, furniture comes in & arrangement, moving in things and further cleaning lol.

1. if u wanna do plaster ceiling and wiring job, do 1st. dun paint 1st
2. do the wall tiling and then floor tiling. if wan do floor laminating dun do at this step
3. paint your house wall then paint the door, frame and grill.
4. if u have floor laminating project, then u do
5. then u think of your kitchen cabinet and other furniture.

my suggestion...
do whatever hardcore job 1st
whether its hacking wall for air-con installation, renovation )extending hall or rooms, new wet kitchen etc)
then do plaster wall...or maybe plaster ceiling as well...

once those things done...
then proceed with painting...
installation of tint film
grill etc

I'll be only doing a minor renovation.
Basically, the things tat I want to do is:
1) built in wardrobe
2) kitchen cabinet
3) wiring
4) painting
5) fix a grill
6) parquet floor polishing
For 1 and 2,I've oredi signed up a package. So, basically now i'm still searching a contractor for 3-6.
I dunno whether I shd paint the wall 1st or polish the floor 1st.

For item 3 make sure you plan your power point properly, i.e the numbers of point required and location (height)

coz its much easier and save time if ur 1st meeting with the wireman at your new house has already include discussion related to number of points u want....
where to put them, type of switch (3-gang, 2-gang, 4-gang etc),
if need additional point for air-con/water heater....
if need to move a bit location of ur existing light point or fan point/hook...
or even change your ceiling style to plaster ceiling type with points for downlight....

Even if it's sub-sale you should inspect the house before signing a S&P otherwise the home could have serious problems that would be difficult or expensive to fix

Do the grill first before anything else... quite often your house under renovation can get broken into and your property get stolen or vandalized

do renovation from top to down. i.e. ceiling 1st, wall second, .....lastly floor. Don't do floor 1st, will get dirty when do other renovation

I dun know how do they do polishing, but i guess it will involve some chemicals, so if it accidentally hits my brand new wardrobe, then I'll b so heartache.

where got...don't you know building your own house is even cheaper than buying a ready build one? cost no need to pay for developer's profit ma, for 200k budget you can build a house as big as those selling for 350k in the market, plus everything is custom made

usually you can ask them to use somesort of polythene/plastic foil to cover your furniture, no worries.

True oso.. but u need to buy a land to build the house, n u need to have ur own designer (unless u urself is a home designer lor), sometime it could b quite pricey as well

Yesterday I just met wiv some of the contractors, they r charging around rm2k workmanship for painting a 1,080 sq ft unit (include door, frame ceiling, grill n of couse wall). do u guys think it is reasonable?

grill come first
decide your power point/light/aircond/hood/hob/fridge and washing machine location then u can proceed with wiring job
alarm
then piping work if any
any hacking wall and tiles job
kitchen and the cabinet
wardrobe
after all those hacking only painting come in

just base on my current planning experience

number of switch per plate....
if its single switch..then 1-gang lorr...
if 2 buttons/switches per plate...then 2-gang
and so on.....at most 4-gangs i guess...
but not all brand got the 4-gang type....
mostly got up to 3-gang only...
so..decide properly...

1. piling first if there is any extension
2. renovation to the house structure - wall hacking, extension, relocate doors/windows
3. grills
4. wiring (lightings, socket, a/cond, auto gate etc), conceal air-con copper tube
5. plaster ceiling
6. tiles - do the kitchen wall tiles first if any before installing grills
7. paint
8. cabinet
9. install lightings, fans, a/cond and stuff
10. re-touch the wall paint
11. clean + polish
12. moving!

this is the correct order to ensure smooth renovation.
