Even if it's sub-sale you should inspect the house before signing a S&P otherwise the home could have serious problems that would be difficult or expensive to fix but this is not a new house. it's a sub-sale unit.

Do the grill first before anything else... quite often your house under renovation can get broken into and your property get stolen or vandalized I'll be only doing a minor renovation.
