 Kayu Ara, Good potential? Mosque?

What do you think of the properties in Kayu Ara area? Good for property appreciation? Good for investment? Good for own stay? Share your comments.

I heard there is a big mosque building near that area. Any idea where is it located? Some say it's built in BU11 or BU12, some say Kayu Ara. Do you think it will affect the property value in BU/Kayu Ara?

definitely will affect, in fact those near mosque tends to be cheaper and harder to sell.

same theory goes to if there is a buddhist temple nearby, it do affect the selling.

so, conclusion is, near by mosque, it tebds to attract malay buyer, if nearby temple, tends to attract chinese

i think...its all about the target buyer....
yup...its getting narrower...
rather than broad to all races....

but in terms of value...
i think...no problem...
i mean...how will it affect the price of it?

perhaps other value then monetary value...i guess

I heard the mosque project started few years back but was then abandoned. Until recently I heard the project resumes and so I am trying to figure out the location of it.

Any comments on properties in Kayu Ara area?

It's a matter of preference and practicality for most even if they worship the same religion they would rather stay elsewhere.

I wouldn’t buy a house near any places of worship doesn't matter the religion.

There is crowd congestion, lack of privacy, noise... cars parked at your front gate.

Pesky non-residents loitering after prayers... rubbish... so many reasons not to buy rolleyes.gif

Practicality if a house or the environment is not conducive for home buyers they'll look elsewhere.

Demand... less buyer demand means sellers would have to keep prices down to attract buyers.

I found quite a number of townhouses there like:
Villa Dahlia, Sri Kayangan, Westwood/Eastwood, Beverly Residence, Cempaka Utama, etc.

What do you think of them? In terms of price, location, security, etc. Kindly share your comments.

And where is that mosque?

Kayu Ara? I'm currently staying in Puncak Damansara apartment..every evening can hear 2-3 mosques chanting azan at the same time..

other than that, I would say this place is nice..very convenient and very near one utama biggrin.gif

Puncak Damansara is near Dana2 right? Heard there are number of developments going around in Kayu Ara.

I was referring the mosque on the other side of Kayu Ara which was abandoned years ago (near to BU11 or BU12). Anyone know where is it? I drove around there but I was unable to locate it.

to be honest i think kayu ara has a looong way to go, until they clear up the setinggan houses.. the latest launch is the westwood terrace townhouse. leasehold with not so much years left. quite expensive too. min RM400k.. for own stay, not so good. for investment purposes.. a bit difficult me thinks.. coz there are many apartments in that area..

yes, there is a mosque in kayu ara.. just to let you know.. 90% of residents in BU1 (which is closest to kayu ara) are chinese.. i don't think there is a problem lah.

but opposite the westwood terrace there is a hotel project coming up soon.. a hotel in kayu ara? a bit strange isn't it?

the pros:
1) near centre point, 1 utama
2) near shoplots @ pelangi utama
3) near uptown
4) near damansara exit

the cons:
1) congested area
2) image & name (kayu ara)
3) environment

i would say kayu ara is equivalent to kampung keramat in kl..

on a side note, beverly residence is not doing very well.. til today many units are unoccupied.

i think there shouldn't b any prob on the name. if u don't like the word 'Kayu' just call it 'Ara' or KA. brows.gif at least the words r not as offensive as Batang Benar or Batang Berjuntai. laugh.gif

well, my late grandfather called the place 'Ara-wood' hehehe biggrin.gif

actual fact the official name is Kampung Sungai Kayu Ara, unless the authority plans to change it.

I have a friend staying at Villa Dahlia. I went to his house before. The workmanship of the house is good and it is low density as well.

i think its not too bad for own stay lar...considering the current properties are all so expensive around that area. further more townhouse is better than condo/apartment. just the kampung road need to improve .

Er.....

Put it this way - the main reason why I'd never invest in BU 1 or 2 is due to its proximity to Kayu Ara. Access road is terrible, squatters left, right and center, "business" lots are makeshift lots...etc etc. And sad to say, Kayu Ara is not in the same league as BU - not even anywhere close. From experience, the proximity of Kayu Ara to BU turns off potential BU investors!

Just my humble opinion. Anybody that thinks it's a great place to live - as long as it makes u happy.

no more kampung kayu ara since few years back..is just people is so is so used to the old name...now the address for both side of the kampung kayu ara is PJU6A.....in terms of the location definitely is a good one..in terms of the surrounding...it will change...i don't see it as a big issue...

Kayu Ara is actually a very good location. Unfortunately it is turned to a District 9 by Indons.

good that it is strategically located in between uptown, damansara jaya and bandar utama.

but I really cant stand the narrow and congested road, the kampung area and the pasar malam.

Cons. kayu ara is not a township developed by 1 single developer. its formerly a squatter quarters now parcel by many diff. owners to develope hence u hv many roads leading to dead end and the entire place is in a big mess.

of course got some cons.
1) road bit congested during raining
2) location not nice , Kayu
3) bad road because so many heavy vehicle
4) drain sometimes got smell
