 Getting a house from a owner which has $$$ problem, House has been 'kacau' by ALONG before

Hi All,

Recently switched my aim from Condo to landed property. So I came across a terrace house (recommeded by an Agent). Overall all are OK except belows:

1.) The house has been kacau by ALONG before, obviously can see few splashes of red paint on the wall and at the porch. Agent said that the owner has been settled with the ALONG...

2.) If I'm buying a house from a owner which has financial problem, what should I take note?

3.) The owner is a Lady and the house is under her name. She is going to divorce with her husband and thus she wanted to sell off the house in order to get some cash for her living. Will there be any problem if during my purchase the husband suddenly turn up and claim the rights of the house since he is the one who is paying the loan payment?

Need your professional opinion on this. Thanks!!

best advice is not to purchase the property and get another 1, plus u went thru agent... agent can tell u 101 stories that the property is fine and sort...

if u r not in a hurry to get a house dont take it, trust me

1st option is to choose another house,

2nd option would be to seek professional legal consultation like a lawyer.
the reason is to have a lawyer to confirm the transfer of the house's ownership.

Is the house selling very cheap? Even it is so, i suggest you not to take it so that you noneed to worry too much...
Dun trust the agent 100% as his only care about his sales, not your safety smile.gif

if your lawyer say can buy directly from her without any problems should the husband turn up later...then i think ok to buy kua...
whatever it is...go through your lawyer and ask properly...don't ask us because we're not legal professionals and not really suitable to advise you la... tongue.gif

but if you're afraid of ah long kacau next time, that one also could be a non-legal related problem for you la...this one is up to you to take up the risk dee...you can explain next time if the ah long kacau...say you're the new owner and u know nothing... then after that dunno how lor...

The FUNDAMENTAL problem with this house is there is NO WAY that you can know Ah Long or her husband may cause you problem in the future?? How do you know she had settled with the Ah Long?? Or, she may have or her husband has the Ah Long problem too??

Is it WORTH the risk?? I would pass on this house.

if the price is cheap, how about buying first and leave it vacant for say 6 months, this would more or less inform Ah Long that the previous owner run away tongue.gif
Disclaimer : i got no experience with Ah Long, and not sure if this will work biggrin.gif

Bad things happen to house when you leave vacant for 6 months. The repair costs could be substantial.

yes, i think some minor problems will surface if your property is left vacant, but should be still ok lar.
I think when buying 2nd hand house, most likely some repairs will need to be done when you got the keys, if its an old house, probably major repairs / changes are more or less a must

I think this is the best choice you have if the unit is cheap and you like it so much!

ya i see no issues. buy it, then if you are afraid, get one of those police post box la, pay them and they will come and ronda ...

you see the laws are there to protect us as civilians not those ah longs ...

install cctv as precaution la ...

Yeah, the house is cheaper if compare to those renovated house in the same area. Actually I had done the survey for the area, so far this is the best deal (excludes the Red paint & Along thingy .....) haha ... anyway, not made up my mind yet .... still have other options to consider though.

But to constantly re-paint the house because of smeared paints from ah long might not be feasible.
Unless you put up big notice in front of your house clarifying that the previous owner had moved.

On a lighter note. Probably can put up a photo of new owner's face there. And tell them "I'm not the person you're looking for."

The way I see it, its all about the price only mah.....

Eg. Say the last transaction of similar house on same street is RM200k. You find out that there is previous AhLong problem before, so owner advertise to you at RM180k. Sure worry. What it RM150k? hmmm.....maybe. Then how about RM100k? A RM100k discount from market value.....get the drift.

So you're probably at a price that you are still "hmmmm". Offer him a "lower than hmmmm" price and seelah. If he is desperate, then he might bite. Of course, if he accepts that kinda price, there's alays a risk that there is something else with the place that you do not know about.

So go talk to the neighbours. Ask them about the house and how is the previous owner and what actually happened. Malaysian neighbours are especially nosy.....they shut the doors and windows, but know a lot wan.
