surian damansara? where is that? i only know of surian condo at mutiara damansara.
pelangi utama the price has gone up quite a bit recently, might have trouble getting a unit there for under 300k. if you can i would advise you to take it though. more for convenience than for investment. casa tropicana, the units under 300k are odd-shaped, if i am not mistaken. please double check. flora damansara - i don't quite like the location. maybe you should consider emerald at damansara perdana if you don't mind serviced apartments. by the way, what kind of size are you looking at? |

I am not sure whether the Surian Damansara is referring to the one along Persiaran Surian. It says near Subang and suddenly near to 1Utama. pelangi utama the price has gone up quite a bit recently, might have trouble getting a unit there for under 300k. if you can i would advise you to take it though. more for convenience than for investment. casa tropicana, the units under 300k are odd-shaped, if i am not mistaken. please double check. flora damansara - i don't quite like the location. maybe you should consider emerald at damansara perdana if you don't mind serviced apartments. by the way, what kind of size are you looking at? I think you still can get Pelangi Utama for about RM260k. Heard there are lots of foreign students there. My friend just does'nt like it. Not very sure about Case Tropicana. I don't really like Flora Damansara because too high density but it's the cheapest apartment around that area. Not interested in serviced apartments. I am looking for bigger units with 750sq ft min to 1200sq ft. Yes, Pelangi Utama is full of foreign students (not sure whether they are Africans). Anyhow, the condo is appreciating very fast among those mentioned in the list. Any idea? |

Pelangi Utama is appreciating very fast. I think it has probably gone up about 20% in the past year.
If you ask me, this is due to the location. It is smack in the middle of Bandar Utama and Damansara Utama. However, do take note that for properties like these that are student-occupied, there is a maximum price that they can hit, and after that it is downhill all the way. Are you interested in Taman Desa? There are quite a few condos there that are quite decently priced, taking into account its proximity to the city. On the bright side, I get the feeling that there is still another 30% or so to go before Pelangi Utama peaks. |

I have visited a few units in the Pelangi Damansara Apartment, all units have leakage problem. Suggest you all to buy elsewhere.
I would suggest you to take Palm Spring instead if you are looking at properties along Persiaran Surian. The only thing i dislike about Palm Spring because it is high density. In fact, it is too high. If you have higher budget, consider Surian Condo and Pai was right. You can't get that for less than 300,000. |

I think it has probably gone up about 20% in the past year. in 2004, i bought one unit in Pelangi Utama (phase 1) for RM170k. Recently one of my real estate agent told me my unit can fetch about RM 260k, really not bad i must say. You mean there are phase 2 and etc? I thought that was Pelangi Damansara (located at Persiaran Surian) because Pelangi Damansara 2 is actually Pelangi Utama. Correct me if I am wrong. |

Correct me if I am wrong. In Persiaran Surian, MetroKajang built quite a lot of low medium cost, medium cost, serviced apartment there. But the first 6 blocks of medium cost apartments are called Pelangi Damansara 1. it's white and fade pink colours.then, this Pelangi Utama (sitting at Bandar Utama and Pekan Kayu Ara) is intially address as Pelangi Damansara 2, as to capitalise the MAGIC word - DAMANSARA, people tends to open their eyes bigger when they saw the word compare to, say example, CHERAS (no offence Cheras folks). But i guess the planning department of MBPJ vetoed the name and the developer have to change to Pelangi Utama (Utama as derived from Bandar Utama). Pelangi Utama consists of 2 phases, each got 3 blocks, Block ABC is phase 1, while DEF.... u know. Phase 2 is more expensive than phase 1, same design, same material, except phase 2 got larger floor tiles, got shower screen, bathtub(?) at the units, then there is a grand entrance, and another feature is each unit is link to the guard house with intercom system. To justify all these features i think MetroKajang jacked up at least 20% during the launch of phase 2. This post has been edited by SowYau: Aug 25 2008, 05:08 PM |
