If you ask me, this is due to the location. It is smack in the middle of Bandar Utama and Damansara Utama. However, do take note that for properties like these that are student-occupied, there is a maximum price that they can hit, and after that it is downhill all the way.

Are you interested in Taman Desa? There are quite a few condos there that are quite decently priced, taking into account its proximity to the city.
On the bright side, I get the feeling that there is still another 30% or so to go before Pelangi Utama peaks.

in 2004, i bought one unit in Pelangi Utama (phase 1) for RM170k. Recently one of my real estate agent told me my unit can fetch about RM 260k, really not bad i must say. But i am not selling yet, right now rent out for RM1200/month.

In Persiaran Surian, MetroKajang built quite a lot of low medium cost, medium cost, serviced apartment there. But the first 6 blocks of medium cost apartments are called Pelangi Damansara 1. it's white and fade pink colours.

then, this Pelangi Utama (sitting at Bandar Utama and Pekan Kayu Ara) is intially address as Pelangi Damansara 2, as to capitalise the MAGIC word - DAMANSARA, people tends to open their eyes bigger when they saw the word compare to, say example, CHERAS (no offence Cheras folks). But i guess the planning department of MBPJ vetoed the name and the developer have to change to Pelangi Utama (Utama as derived from Bandar Utama).

Pelangi Utama consists of 2 phases, each got 3 blocks, Block ABC is phase 1, while DEF.... u know.

Phase 2 is more expensive than phase 1, same design, same material, except phase 2 got larger floor tiles, got shower screen, bathtub(?) at the units, then there is a grand entrance, and another feature is each unit is link to the guard house with intercom system. To justify all these features i think MetroKajang jacked up at least 20% during the launch of phase 2.
