Advantage
location : near to hospital selayang, MPS, booking RM500

Disadvantage
-build on commercial land.

Bro, why is it a disadvantage if build on a commerciall land? Can you explain more on it. Actually I've booked 1 unit of this apartment. For me it is easy access from main road and there is a new shopping complex opening soon next to it.

It is on a commercial title, that means all utilities, assessment and quit rent is based on commercial rate which is very high

Is it means that the water & electricity rate are based on commercial rate? Or higher maintainence fees ? Sorry for asking such questions, really noob about it. Thanks

There are amendment to the Housing Development Act. It is now include service residents. The developer said that the tariff for water and electricity is now same as residential rate.
It looks ok to invenst on serviced aprtment now but since my lawyers still not recommend it, for me no at the moment.

150k is bench mark? a lot bidder wanna get the unit which auction off at 150k and willing raise it few time. many case happen at 150k
