If u want to make good use of your money for renovation, don't hire the local contractor for renovation...there are many indoneisian kepala, they also SUB the work from the local contractor. If u can eliminate the "middle man" profit then only u can save more money.

Frankly speaking, for renovation, if u're employing a contractor, u're paying a person to supervise the work on ur behalf.
If u employed an architect/designer, then it's their responsibility to supervise the contractors.
Is ur time valuable? Do u have time to supervise and can tell whether the workers are doing a decent job?
If u're really free, then by all means proceed and be ur own contractor.
Ppl think it's an easy job being contractor, just show up for 30-60mins per day, point here point there and off he go to another site.
Well, if he can settle everything within less than an hour, then he's really experienced.

Laminated flooring is very cheap nowadays. Price start from RM4.50psf (skirting and staircase, rate is different). And with the current production technology, virtually no maintenance needed. Only nemesis - WATER.
I assume the timber flooring u're referring to is parquet. Yes, quite tricky to maintain, but more class than laminated flooring.
Solid timber flooring, on the other hand, are finished with termite treatment and have no problem with water. Only problem - $$$ RM15psf.
