There is always stamp duty. I believe the rate is 1% for the first RM 100k and 2% for the remainder. I checked it out when I purchased my house. So in your case (RM 100k x 1%) + (RM 140k x 2%) = RM 3.8k already. Add with the other disbursements and etc and yeah, 4.7k is quite ok
